I am so excited about this little resource I found recently. Using this site, you can put your real estate on video in the next 5 minutes. This site is too cool for me not to share with you. Don’t worry, you won’t have to buy anything. I’m not selling anything here either. This is a real estate free resource in a true Real Estate Black Book style.

When I found this site, opened up a free account with them, and started playing around with it, I felt like a kid in the candy store. I kid you not. I was playing around with it and thinking to myself, this is so cool! I have to share this on my blog with my readers. They can use this site to upload their real estate on video in minutes. And they don’t have to spend ton of money on software or learn a complicated program for hours.

Alright, enough anticipation already, right? Here we go…

Have you ever go out to a property, took bunch of photos of it, developed them, or in this day and age, downloaded them onto your computer, and then thought to yourself:

How the hell am I going to do any kind of marketing with them?

Should I create a flyer?

Should I print them out?

How can I put this real estate property on video?

How the hell do I use this piece of software to do this flyer?

It would be cool if this was a video.

And so on, and so on… Well, check this out.

This new company, still in BETA, allows you to create slideshows of your pictures. The best part is that it is free, as far as I can tell, and its really easy to use.

Sidenote: I hope you’re not getting sick of those beta companies yet because what you are getting here is stuff other real estate pros don’t even know about.

And it looks awesome, extremely professional. Here’s what you do. Head over to Vuvox.com and signup for their free beta account. Make sure you read their TOS (terms of service). Once you sign up, click on the button at the top of the window that says: “create” and start putting your real estate on video.

You can add photos from different sites such as flickr, yahoo or your own computer. If you are creating a real estate slide show of your property, I would suggest you get a flickr account, upload the photos there with keyworded tags ( <==hint, that’s a marketing strategy) and then pull your photos from there into your real estate slide show.

Next, you can add different styles, audios, music, adjust your photos and pretty much do anything your heart desires. After you are done, go ahead and publish it. Now, you are ready to view your real estate on video. So what do you think? Do you like it?

Then, as you watch the slide show, you are given several options at the bottom of the video to either email the slide show, get an html code, or an embeded code.

Now here’s where the real estate video marketing comes it. Grab the html code. Then, you can embed it into your blog, site, your myspace page and/or anywhere on the internet where you can upload a code. You can also, get the embed code and direct people to the real estate video with that link.

Now, after I went through the site myself and figured out what it is all about, it took me about 5 minutes to do my slide show. It looks awesome. I was going to put it up here on the blog but I didn’t have time to look for a cool royalty free music to play in the background. (remember those TOS) So, I pulled a picture from one of the screens for you to see what it looks like.

Oh, the guy that’s standing next to Greg Clement (behind that picture) is me. Man, I look good That’s just one of the styles you’ll see when creating your slide show. Greg, do you remember this pic?

Oh, did I mention that you can put this up on Ebay! Hmm, what can you do with that, right? Sell your houses on ebay, generate real estate leads, find buyers and sellers, etc. What if you put a slide show of yourself showing people how you helped others with their properties? You can put that right into your “about me” page on Ebay. Do you think it would help drive some people back to your site? I’m sure it would.

Every day, hundreds of new websites open up their doors on the internet. Some of them make it big and some of them fold within few weeks. Either way, there are companies who specialize in tracking these new start ups each and every day. And when it comes to the real estate industry, I strive to find free real estate resources (the Real Estate Black Book style) and follow the real estate developments on the internet like a hawk.

So today, I wanted to give you heads up on a new and free real estate resource that could potentially be a big competitor to Craigslist and an alternate source of lead generation for the real estate professionals.

If you have been using Craigslist as your real estate lead generation strategy, then you know that it’s not that easy. Not only do you have to fight for the attention of the Craigslist browsers, hope they can find you among hundreds of spammy listings, but you have to worry about getting burried and even ghosted.

So, how would you like to get your hands on a Craigslist-type of service that weeds all of that garbage out? Better yet, how would you like to get your hands on a service that sends YOU the people that want the EXACT service you offer?

Doesn’t that sound great? Well, I might just have a service for you. But before I tell you about this service, I want to say that it is still in beta. I think they have a lot of work to do to make this site better. I’ll explain everything in a minute. Either way, I wanted to share this free real estate resource with you so you know about this service before your competition does. Also, since it is still in beta, there is not much competition there.

The service I am referring to is called WorkStir.com.

Why should you consider WorkStir Site for your Real Estate Investing Business?

The site is still in beta so there is not much competition there.
The site claims that they are different from many classified sites because they provide piece of mind to the consumer. Here’s a quote from their site:
“Workstir is a fresh way to find local service providers. Instead of combing through lists of service providers and relying on gut instinct to pick the best one, you simply post your need and you’ll receive bids from service providers in your e-mail. The days of blindly selecting a service provider are over. Providers are given ratings and reviews on their previous work. You are now able to make an educated decision when you choose who to do business with!”
Service providers get reviewed by other people. This should help consumers with making that all important decision of picking the right contractor or a service professional.

Are there any disadvantages?

The site is still in beta so there are some issues that need to be resolved. For one, I would suggest to the site owner to create better tutorials both for the consumer and the service provider. Maybe it’s because I’m Polish but I was a little confused as how I should setup my service on their site. How will the consumers find me? Are the listings triggered by a keyword or is it triggered ONLY by the category?
Even though there are some security measures put into place where service providers have to register with the site and get reviewed, there is still some concern on the consumer’s mind. But it’s definitely better than Craigslist.
No spam? I’m not so sure. I think they need to moderate the listings a little more because I came across some listings that were either in a wrong category or spam. For instance, I came across a listing in the real estate section that read: “I need a drink, a stiff drink.” Call me crazy but I don’t think that’s related to real estate.

What should you do and why do it?

Ultimately, it’s up to you to see if you want to bother with this site. However, I can see some opportunities there. Since there is not much competition, especially in the real estate area, you can create a free profile and you might get a bite. For instance, I did a quick search and here’s what I found:

Now, if you are in Saint Louis area and have a one bedroom apartment for rent, this guy might be your lead.

So check it out. I just wanted to share this with you because once this site comes out of beta, the competition might get pretty fierce. And if you get a profile going and get some positive reviews, you’ll should end up as one of the top service providers in your area when the site goes mainstream.

Real Estate Lead Generator – New Website Provides MLS Listings For FREE

How would you like to to access the ultimate MLS real estate lead generator for free? I know there are many real estate investors who regularly have agents look through MLS for listings to find motivated seller leads.

Today I have a quick post for you. All I have to say is that MLS is finally getting it. What do I mean by that? Well, over the past couple of years, several free real estate lead generator services have appeared on the internet offering people access to real estate listing information. These services include Zillow, Trulia, and Redfin. Many people have used them to find motivated seller leads.

As you can imagine, MRIS (one of the largest Multiple Listing Services in the U.S.) is not very happy about those services. So, they decided to start their own real estate lead generator service.

This service is call HomesDatabase and is still in the beta stage. So why am I telling you about this today? Because I want you to be the first to know about this service and if you live in the area they currently service with this new site, you’ll get a full MLS benefit from it.

Currently, they only service Virginia, Maryland, West Virginia, Washington, DC and Pennsylvania real estate listings. But they hope to expand in many other real estate markets as the time goes by.

So why should you use this MLS service as oppose to other services?

Because this real estate lead generator service has been developed and is supported by MRIS. The other services simply pull data out of whatever MRIS provides to them. Therefore, you will get only a porrtion of the real estate listings. Why? Because some listings are withheld from appearing on those sites by the database distributor.

On the other hand, since this site is the official MRIS site, they’ll more likely provide most if not all of their real estate listings in order to have that competitive advantage.

So check it out and keep paying attention to the site to see when they’ll reveal more areas. It looks like the days of strict real estate agent MLS access is slowly disappearing.

How To Write Killer Real Estate Ads That Stop Viewers In Their Tracks

I know you’ve been there before. You sit down, grab a pen and paper and start to write those killer ads for real estate that will bring you motivated sellers right to your door. Or do you?

Writing real estate ads is not as easy as it sounds, is it? You see that blank piece of paper, you stare at it and get frustrated because nothing good is pouring out on that piece of paper. Your brain just does not want to write ads

Well today, in a true Real Estate Black Book fashion, I have another free resource for you that will get those real estate classified ads written and written in such a way that will grab your reader’s attention like flies on sh_t.

I have to tell you something though. I see this a lot in newspapers, on the internet, in the snail mail, emails, and everything in between. Most ads, emails, mail pieces, newspaper ads are written by non-marketers. They don’t grab attention, jump out at you, and fight for your attention.

Think about it. What will happen when you go home today and get your mail in the mailbox? You take your mail, stand right next to your trash can, and glance at the envelope to see if its anything important, and then you automatically throw it away.

Same goes for newspaper ads for real estate, Craigslist ads, Ebay ads, PPC ads, bandit signs, postcards, online real estate ads and letters. If your ad doesn’t catch your reader’s attention in the first few seconds, you just wasted your money.

First, I believe that each and every marketing piece you write needs to have a headline. You’ve heard me talk about it before and I’ll keep talking about from time to time. But, I’m not going to go into how you can write a powerful headline since that’s a whole new subject of its own.

But that’s not what this post is about. This post is about a free resource that will give you the necessary ammo you need to write powerful and compelling marketing pieces.

Do you rent or sell? HotPad heat map will show you the answer

Today I want to share with you a cool free resource. Hotpads.com has just released a new tool on their website for housing shoppers.

The tool combines their rent ratio heat map with their new rent vs. buy search and foreclosure heat maps. The goal of that new heat map is to give consumers the necessary tool to make sound financial and housing decisions in today’s market.

Hotpads’ Rent Ratio heat Map allows apartment and housing hunters to visually see the ratio of rentals versus for sale hosing in their area. They go as far as suggest which areas make financial sense for the buyer or renter to either purchase or rent a property in their area.

Red colors on the heat map indicate the areas where it makes more sense to rent while blue areas indicate the best place for buying a house.

So, why would you need that information as a real estate investor?

Here’s why…

As a real estate investor, you constantly need to look at what your end buyer or seller is thinking. By looking at the heat map, you can see what sellers and buyers in your area are doing. Is there a lot of houses for sale or are there a lot of rentals?

Personally, I think the heat map is a great research place for all of us. With just a click of a mouse, you can see your entire investing area to help you figure out what your exit strategy or buying strategy need to be.

You can also see what your competition is doing in your area? How much people are trying to rent their houses or apartments for? How much is someone trying to sell their house for?

Now, let me clarify something here. Remember, these heat maps are geared toward retail buyers and seller. Also, just because someone is trying to rent for $1,200/month or trying to sell the house for $189,000 doesn’t mean they are going to get it. They’ll sell or rent their place for what the current market will give them.

So, use this heat map as a research tool. Don’t base your entire decision just on what you see there. You need to be smarter than the average Joe.

Kijiji?

Yup, I said it. Ebay, well at least its other site, is finally going to advertise your business and your properties for free. And when I say free, I mean free.

A while ago, I posted a video about a cool little strategy that I personally use, to drive motivated sellers to your site for only $10 for 30 full days on Ebay. Today, I am going to show you how you can post your ads for free. The trick is…. It’s not exactly on Ebay.

Let me explain…

Recently, Ebay has developed a site called Kijiji (don’t ask me about the name- personally, I made couple of mistakes getting to that site because of all those i’s a j’s).

Anyways, Ebay’s Kijiji is a huge Craigslist competitor that in April, it had over 2 million visitors. How cool is that. They have over 17 million users already. I think that’s a good number to get some exposure to your site, right?

Kijiji, is pretty close to Craigslist where you post your ads locally, in your own metropolitan area. If you write your ad right, you can get some really good exposure. So, without wasting anymore time, here’s the site…

Check it out and post your ads there. Take advantage of this because as I said in my earlier post about how Walmart will advertise your site for free , not many people know about this and you can get some serious advantage over your local real estate market.

Want Walmart to Advertise your Business for FREE?

You just have to read this post.

This post is yet another free marketing tactics that I want to share with you. The program I’m about to reveal to you is still in beta. That means that not many people, ie. real estate investors, know about it. if you hurry, you can get the first movers advantage and start advertising your houses and your real estate investing business on one of the biggest sites on the internet, for FREE!

So, why would you want to advertise on Walmart?

First, according to Comscore.com, Walmart attracts 26 million visitors a month. Now, I don’t think you can get that kind of traffic on the side of the road with a bandit sign, can you? Don’t give me wrong, bandit signs are still good advertising technique but they are a lot of work, you don’t get as much response from them as from other advertising avenues and they take time and money.

Second, think about Walmart. What is Walmart? What kind of customers does Walmart attract? If you think about it, Walmart attracts customers that we, real estate investors, target for some of our houses and our business. So, this is probably a good source of buyers and sellers for your business.

Third, it’s FREE. Now, I don’t know how long they are going to keep it free but for now, you are free to use it as you please.

And fourth, one of their most prominent categories is, you guessed it, Real Estate.

Now before you get all giddy and hop over to the site to post you free listings, I want to give you few warnings and tips. Since this is a beta program, they’ll probably be some bugs involved in the program. Don’t worry, they’ll be nothing there that can destroy your computer or anything like that, unless you start downloading stuff from listings.

Also, I haven’t used that program myself yet since it just came out. I’ll work on it and possibly give you an update in the future. And last but not least, read their Terms of Service, privacy policy, etc. It will get you on the right track, save you from much headache and keep you safe.

Having the first movers advantage is a huge advantage over your competition. If you have not started using the internet for your real estate business yet, you need to start now. In my opinion, Internet is the best marketing media out there. The barrier of entry is low, marketing and advertising costs are low (compared to direct mail pieces you send out and hope to get some response) and the best part is that if you screw up, you don’t loose your shirt. Obviously you need to test, track and work the internet.

So, go out there and market your houses. You can’t loose with free!

How to get more done with less time & Less effort…

It happens to all of us. It happens to me. What am I talking about here? I’m talking about spending several hours working on something and having nothing to show for.

Have you ever worked in your office, were running around from one task to another, and at the end of that time, you had nothing to show for? What happen? Where did the time go? Trust me, you are not alone. This time sucking phenomenon is out of control in our society.

Every day, from the moment we wake up, we are being bombarded with TV commercials, thousands of emails (most of them spam), dozens of items on our to-do list, and advertisements wherever we look. It’s insane. You can’t keep up with everything. It’s impossible. So today, I decided to give you some tips on getting more stuff done in less time and less effort. I use these tactics in my business everyday. I hope they will help you as well.

Oh, by the way, I’ve seen some people charge for these time management tactics so don’t think that because I am giving them away to you for free, they must not be as good as the $67 ebook you can purchase somewhere else on the internet.

To start you off, here are 3 tactics that will allow you to get more done in less time and less effort…

Tactic #1:- Create your Master to-do list the night before.

Don’t put too many items or you might get overwhelmed. I stick with about 10-15 items. Some of them are fun. Trust me, you need them in there. Also, the reason why you write your list the night before is because when you do that, your unconscious mind will work on your to-do list over night and in the morning. So, when you get to your item, you’ll be better prepared and more energized to do them. Do some fun items first. It will get you going and energized. Once you complete an item, cross it off with a red pen. (That works for me because it shows me visually that I have accomplished that item and it is DONE.) I also like to use mind mapping which is a topic for another post. (let me know if you would want to know more about it.) Whatever items you don’t finish that, transfer them to the next day.

Tactic #2 – Figure out your Prime-Time.

What is prime time? Well your prime time is the time of the day when you work the best. For some people, its early in the morning, for some it’s late at night. Personally, I work better in the evening. I always did. So, when that time comes, I’m ready to rock. I already know what I am going to do because of tactic #1 and my brain is ready to act. Once you are there, you move on to tactic #3 which is…

Tactic #3 – Round #1 begins and the bell rings…

Here’s what you do. Trust me on this one, it works wonders. You will get more done in less time just doing this one technique. You get a timer, any kind of timer. I have a cheap, $5 digital timer that counts down and sounds an alarm when the time is up. (Sidenote: If you read anything by Napoleon Hill, then you know what I’m talking about).

Set your time to 35, 45, or 50 minutes. It all depends on you. You might have to experiment with it a little and see which time is best for you. I use 50 minutes. When the time starts, I do exactly what my highest priority is for that time and nothing else. No checking email, no browsing the internet (unless I do research but that’s structured as well) no getting up and getting a snack, no answering phone calls (I ignore it or put it away so I don’t hear it), you don’t do anything else but that one thing for the entire time.

I also like to look at my timer because as the time winds down, it gets me going even more, it pushes me to do more. And when the time stops, I get up, even if I’m in the middle of something and relax, walk around, stretch for about 10 minutes and then it’s go-time for Round #2.

Important: It is extremely important that you rest for that short time. You need to recharge. Believe me, your mind will be even more creative when you get back. When you get back for round 2, your mind will tell you what and how you need to do something. It’s amazing…

There you have it. I promise you, just using those 3 techniques will get more more productive than ever. Does Piracy Boost Sales?

Peter here with rather controversial topic.

This has really surprised me.

One of my favorite bestseller authors, Mark Joyner, is running a rather controversial experiment that is stirring up controversy around the internet, especially the publishing world.

Many marketing experts are going into a frenzy over it. So, what is that experiment Mark is conducting? Well…

Mark has written many bestselling books including one of my favorites, “The Irresistible Offer.” This book talks about how you need to develop an Irresistible Offer in your business because, frankly, Unique Selling Proposition (USP) is no longer enough to stand out from the crowd.

This book is so good that some marketers call it “one of the top 5 marketing books ever written.” It has been one of the best-selling marketing books of the last 3 years week after week.

So, what is this experiment? Well, as you very well know, piracy is a big issue among many big companies. Companies around the world claim that they are loosing millions of dollars due to piracy of their products. One of the most popular pirated products happen in the software and the music industries.

To prove everyone wrong, Mark has decided to give his bestselling book away, allow people to ‘steal’ for free. He thinks that by giving it away in ebook form he is actually going to boost sales of the book:

Is he right?

Only time will tell, but he makes some really good arguments – even if they seem to fly in the face of what many people have been saying over the last few years about the relationship between digital downloads and print media.

I’ll be watching this one closely, and so should you. If anything, there is a great marketing lesson here. Giving away one of your best products may not be such a bad idea. I guess we’ll have to wait and see.

Meanwhile, you should definitely grab the free download of Mark’s book. However, if you would rather have the hard copy, you can get his book on amazon.com for about $15. But why would you, right?

This book is very good and a very easy read. You can probably go through in one-two sittings. It’s a deceptively simple read, but well, that’s what Mark is famous for

If you have seen his Simpleology course, then you know how great of a teacher Mark is.

Dr. Joe Vitale, my other favorite author, said that the book is “the first breakthrough in over 50 years” and it seems the entire pantheon of marketing gods are in agreement.

So, I suggest you go ahead and grab the free download before Mark decides to pull the plug on this experiment. If I’m not mistaken, Mark is doing this for a short period of time. to see how this experiment will affect his book sales.
