<p><a href="http://realestateblackbook.com/blog/wp-content/uploads/2010/06/real-estate-website-blur.png"><img class="alignleft size-medium wp-image-1614" style="margin: 10px;" title="real-estate-website-blur" src="http://realestateblackbook.com/blog/wp-content/uploads/2010/06/real-estate-website-blur-249x300.png" alt="real estate websites" width="249" height="300" /></a>One of the biggest problems most <b>real estate websites</b> face on the internet is getting people to not only stick around on their site but to return to it later.  This is one of the biggest problems websites face. Why would someone want to visit your site?  Why would they want to come back and see your site again?  Well, the solution to that problem is much easier than you think. You can fix that problem in the next 10 minutes.  Then stick around and read this article.</p>
<p>Let&#8217;s take it step by step to address the problem.  <em>What do real estate websites have that does not make the visitor come back to the site?</em></p>
<p>A typical <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a> has a home page, an &#8220;about us&#8221;, a &#8220;contact us&#8221; page, a page that describes what they do, information on how one can sell their home fast, a page targeting private money lenders, maybe some calculators and a long form the buyer/seller needs to fill out in order to contact the investor.</p>
<p>Now, do you see any problems with that layout?  I do.  Here&#8217;s the problem.  First of all, the entire website is &#8220;about the company.&#8221;  It&#8217;s focus is not on the visitor, but rather the company. It doesn&#8217;t look deep into the visitor&#8217;s problem and really solve it.  Sure, it does talk about how they can sell their house fast and how they can stop foreclosure but it <strong>always goes back to the company.</strong></p>
<p>When you visit a website, you should be thinking to yourself: What&#8217;s in it for me?  What am I going to get out of this site, this page?  What will this person/company/site do for me?  Why am I reading this article?  What is this article going to do for me?  How is it going to benefit me?<span id="more-1613"></span></p>
<p>You need to apply that same concept to your <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a>.  <strong>You have to absolutely, positively figure out your target customer and then give them exactly what they are looking for. </strong>Do you see how I made that statement bold?  I did it because it is that important.  That&#8217;s one of the reasons why I am not a big fan of the &#8220;template <u>real estate websites</u>.&#8221;  You know, the sites that give you every single page already pre-written for you.</p>
<p>Not only does that NOT help your SEO (search engine optimization) case, but depending on what you are trying to achieve with your business, it probably is not very targeted to your visitor.  Plus, don&#8217;t forget that there are hundreds of other exact real estate websites out there and your visitor has probably already seen at least half a dozen of them.  If your competitors didn&#8217;t convince them to get in touch with them so they can buy their house, what makes you think that your same template based website will be different and more successful.</p>
<p><em>So, what is the solution?  How can you help your visitor and keep them coming back? </em></p>
<p>You need to stand out from the crowd.  You need to provide the visitor with the <strong>exact solution they are looking for</strong>.  Find out exactly what their problem is (and it&#8217;s not getting rid of their house or stopping foreclosure) and solve their problem right then and there.  Don&#8217;t make them jump through hundreds of steps by filling out long forms.  Just give it to them without expecting anything in return.  Believe me, they&#8217;ll see that and will choose you to help them.</p>
<p>But how do you give them the solutions to their problem?  One of the best ways to do that is to write fresh content on your website. Look at my blog.  Why do you come here every day and every week?  Because the content you read here helps you and your business.  You come back here because every time you are here, you learn a golden nugget or two that will help you in your life.  Now, how many sales pitches do you see here?  I think we both know the answer.  How popular is the website?  How many members does this website have?  Thousands!</p>
<p>So start writing content that your target audience will love and that is going to help them.  Believe me, not only will they come back to your site and ask you to help them but they&#8217;ll tell everyone they know that has the same problem about you and your company.  And we both know that word of mouth is one of the best advertising your company can ever have.</p>
<p>One last thing, write as you speak.  Don&#8217;t worry about proper English.  When you convey ideas in text as you would verbally, people relate to it on a different level. Say it as you think it!</p>

<p>Since I do a lot of real estate internet marketing, I get a lot of questions from people asking me what they should do for a domain name.  When it comes to selecting a good domain name, you should keep the following criteria in <a href="http://www.realestateblackbook.com/recommends/mind" rel='nofollow' >mind</a>:</p>
<h2><span style="color: #993300;">#1.</span> The domain name should be easy to remember.</h2>
<p>Don&#8217;t get a domain that&#8217;s hard to remember.  Ask yourself this question:  If I heard this domain once, will I remember it later?  One way to make the domain memorable is to make it rhyme or have a nice ring to it.  For instance, amazon.com, youtube.com, twitter.com or godaddy.com.<span id="more-1084"></span></p>
<h2><span style="color: #993300;">#2</span> Try to include your main keyword in it.</h2>
<p>If you can have your domain name include your main keyword, it will help you with your SEO marketing.  Domains with a keyword inside of them tend to rank higher on search engines.  of course, the site has to be related to the actual domain name.</p>
<h2><span style="color: #993300;">#3</span> If your domain is in real estate, add a local factor to it.</h2>
<p>Real estate domain names can be targeted to a local level.  If you are targeting a specific area, add a city, state or county in the domain name.  For instance, if you are in Chicago, IL, you can include the word Chicago in your domain name.  Just rembmber to keep your domain names shorter rather than longer.</p>
<h2><span style="color: #993300;">#4</span> Focus on getting a Dot Com Domain.</h2>
<p>One of the best domain names to get is to get a .com domain.  These domains are by far the most popular and get better rankings that .info or .net.</p>
<h2><span style="color: #993300;">#5</span> Stay away from dashes.</h2>
<p>If you can, try to stay away from using dashes in your domain name., then do it.  Think about it this way.  If someone hears about your website from a friend, they&#8217;re not going to know that there are dashes in your domain name.  Therefore, when they type in your domain name into their browser, they&#8217;ll either end up on your competitors site or not find your site at all.</p>
<h2><span style="color: #993300;">#6</span> Relevancy is important</h2>
<p>Your domain name needs to be meaningul and related to your business.  One of the most important factors Google uses in their Algorithm is relevancy.  They make sure that everything related to a specific web page is relevant.  For instance, is the title of this blog post relevant to the content?  Is the link of this page related to the title and the content?  Make sure that your domain name is relevant to your content and your business.</p>
<h2><span style="color: #993300;">#7</span> Don&#8217;t stress too much about it and have fun with it.</h2>
<p>If you try to come up with that perfect name, it could take your days and even months to figure out your new domain name.  If you think that this could be an issue, I might have a recommendation for you.  I came across a website that was recommended to me by a friend of mine.  This site deals strictly with naming domain names.  Basically, you give them your details and they have people compete in a contest to name your domain.</p>
<p>I went over there and one of the sites that someone named was dailysharp.com, a newsletter site.  I think that&#8217;s pretty cool.  So if you want, you can go over there and check them out.  The site is called <a rel="nofollow" href="http://pickydomains.com" target="_blank">pickydomains.com</a></p>
<p>One last thing, and this is a bonus tip for you.  When naming your domain name, make sure that it is easy to pronounce and write out.  Don&#8217;t use big words and words that can be easily misspelled.</p>

<p><a href="http://realestateblackbook.com/blog/wp-content/uploads/2008/11/real-estate-persuasion.jpg"><img class="alignleft size-medium wp-image-388" style="margin: 10px;" title="real-estate-persuasion" src="http://realestateblackbook.com/blog/wp-content/uploads/2008/11/real-estate-persuasion.jpg" alt="" width="300" height="224" /></a>Every so often, I get a question from people asking me what they should put up on their real estate web site.  It&#8217;s hard to answer that question simply.  So instead of telling you what you should put up on your website,  I will share with you some of my secrets on writing effective copy on your site.</p>
<p>Now before you stop reading this post right now, let me tell you what you&#8217;ll get out of it and why you should keep reading.  If you apply the principles described below in your own web site and sales copy, your conversion rates, readership, subscriber loyalty, authority factor, increase in the number of deals you actually close, and the size of your list will all increase.</p>
<p>These principles have the power to suck in and influence your web site readers to take action.  Don&#8217;t take them on lightly but at the same time don&#8217;t use them for evil purposes.</p>
<p>Before I continue, I have to thank Joe Vitale, Robert Cialdini, late Gary Halbert and John Carlton for the inspiration, the know how, and the influence they had had on me over the years.  The principles are derived from their teachings.  I used them in my own business and they work wonders, so thank you.</p>
<p>One more thing, the list below is not complete by any means.  I decided to put up only 7 principles.  if you can apply just these principles, you&#8217;ll be ahead of 90% of people in the business.</p>
<p>Let&#8217;s get started, shall we?<span id="more-381"></span></p>
<h2><strong>Principle #1</strong>- Use the Most Important Web Site Real Estate Wisely or You&#8217;ll Lose out</h2>
<p>From my experience and testing, the upper left hand corner of your site has the most valuable real estate.  It&#8217;s like Central Park in New York.  Use it well.  Put up a lead generation form (signup form) to get leads in exchange for a free report.</p>
<p>Now, I realize that most web sites templates won&#8217;t allow it, so here&#8217;s the next best thing.  Put the most important info that you have in the first FOLD of your site.  What do I mean by a fold?  Well, the first fold is what your visitor sees on your site without scrolling down.  Again, use it wisely by applying the principles described here.</p>
<h2><strong>Principle #2</strong> &#8211; W.I.I.F.M. Effect</h2>
<p>When writing sales copy on your site, always think of the <strong>W.I.I.F.M.</strong> approach.  W.I.I.F.M. stands for what&#8217;s in it for me. Always focus on what&#8217;s in it for them, not you.  People who arrive at your site always think of themselves and how something will <em><strong>benefit them</strong></em>.</p>
<h2><strong>Principle #3</strong> &#8211; Emotional Engagement is the Secret to Powerful Copy</h2>
<p>Use emotional engagement in your sales copy on your site.  You need to be emotionally engaged with your prospect. Tell stories, engage them by interacting with questions, dig DEEP inside their head and find out what&#8217;s troubling them.  If you can figure out what their true problem is, you&#8217;ll be successful.</p>
<p>Here&#8217;s how you can find out what&#8217;s troubling them.  Questions are the secret to this principle.  Ask your current clients about their problems.  Always look for a deeper problem.  See if you can find a trend among your clients.</p>
<p>Just because they say that they can&#8217;t pay their bills doesn&#8217;t mean that is their problem.  Dig deeper and you&#8217;ll find what what the real problem is.  Most people who are in the same situation, losing their house, will have the same root problem.  Solve their root problem on your site and in person and they&#8217;ll thank you for it and tell everyone about you.</p>
<h2><strong>Principle #4</strong> &#8211; It&#8217;s Not About Me, It&#8217;s Always About You</h2>
<p>Always and I mean always, target one person and/or one audience.  Don&#8217;t try to please everyone on your web page.  When you try to target too many people, your message will get lost and people will get confused and leave.</p>
<p>You might be thinking that you won&#8217;t get as many leads by doing that.  Maybe&#8230;but I can promise you that the leads you get will be of high quality and fight for your business.</p>
<p>So, whenever writing a message, email, sales page, and anything on the internet, always address these 2 points:</p>
<ol>
<li> Always speak to ONE PERSON, not a crowd.</li>
<li>Always write with &#8220;<strong>You</strong>&#8221; in mind and not &#8220;I&#8221; or &#8220;me&#8221; in mind.  Don&#8217;t you think &#8220;You&#8221; approach will engage more people in your site rather than by talking about yourself?</li>
</ol>
<h2><strong>Principle #5</strong> &#8211; Words are powerful.  Use them Wisely.</h2>
<p>Use power words on your site.  Power words will trigger feelings within people.  They will make them take action.  Study them and apply them in your language.  At first, this will seem awkward to you but as you keep incorporating them in your language pattern, it will become second nature.</p>
<p>Hhere are 10 words you can use on your site right away:</p>
<p><strong>Discover</strong><br />
<em>Exposed</em><br />
<strong>How to</strong><br />
<em>Secret(s)</em><br />
<strong>New</strong><br />
<em>Free</em><br />
<strong>Why</strong><br />
<em>Breakthrough</em><br />
<strong>Imagine</strong><br />
<em>Look here.</em></p>
<h2><strong>Principle #6</strong> &#8211; One sentence can make all the difference</h2>
<p>Use powerful headlines at the top of your site.  I can&#8217;t tell you how many times I see where a headline reads:  &#8220;Welcome to my site.&#8221;  That&#8217;s not a headline and it doesn&#8217;t grab people.  Your visitors will leave in a second.  Apply principles #2, #3,#4 and #5 for maximum impact.  The headline should be in H2 tag, color red and centered on the page.  You can use quotes to make the headline extra powerful.</p>
<h2><strong>Principle #7</strong>-  Follow up, follow up and follow up.</h2>
<p>Real estate isn&#8217;t a one shot game.  Real estate on the internet isn&#8217;t a one shot game.  Internet communication isn&#8217;t a one shot game.  You need to follow up with your prospect.  if someone has contacted you, they did it for a reason.  Something you said or did triggered them to get in touch with you.  Follow up with them via email or any other communication media you have available to you.  Even better, follow up with them using different media such as email, audio, video, postcard, letter, and phone.</p>
<p>Just don&#8217;t be pushy and make yourself look like a telemarketer.  Recently, my wife was kind enough to complete a short 5 minute phone survey.  Ever since then, the company keeps calling at the worst times possible, even after she made clear to them that that was it.  Don&#8217;t be like that.  Respect their wishes, be mindful, helpful but always follow up.</p>
<p>That&#8217;s it for today.  One more thing I wanted to say before I leave off.  One thing that ties all of these principles together is list building.  Always build your list.  Your business will grow when you build your list.  And with internet, it&#8217;s easier than ever.</p>

<h2><strong>WordPress Search Engine Friendly Plugin #6</strong></h2>
<p><a href="http://www.addthis.com/" target="_blank">AddThis Social Bookmarking Plugin</a> I strongly believe in Web 2.0 social media marketing.  I also believe that you should incorporate social media into your real estate blog.  This plugin will allow you to do just that.  What you&#8217;ll end up getting is a set of bookmarks at the end of each post. (You can see mine at the end of this post.  You can always click on any of them to vote.)</p>
<p>Your readers, after they love the content in your post, can click on one of those buttons (whichever social media site they prefer) and vote your post on that particular site.  The best part is that if you get enough votes, you can get some crazy <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> to your site.  We&#8217;re talking about tens of thousands and even six figure <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> numbers.  Make sure you have that plugin in your real estate blog.  Just don&#8217;t overdo with the buttons.</p>
<h2><strong>WordPress Search Engine Friendly Plugin #7</strong><span id="more-194"></span></h2>
<p><a href="http://www.netconcepts.com/seo-title-tag-plugin/" target="_blank">SEO Title Tag Plugin</a> This plugin is another SEO plugin.  It is similar to the plugin I shared with you in part 1, All-In-One SEO Plugin.  The difference is that this plugin focuses on Title Tags as oppose to title, description, and keywords for your entire blog post.  If you need to make a choice between the two, I would go with the plugin in Part 1.  I decided to share this plugin with you because some people prefer SEO Title Tag plugin.</p>
<h2><strong>WordPress Search Engine Friendly Plugin #8</strong></h2>
<p><a href="http://technorati.com/widgets/blogwidgets" target="_blank">Technorati Tag Cloud Widget</a> Technorati.com is an internet search engine for searching blogs.  It is a highly authoritative site which you simply cannot ignore.  This site can bring you huge amounts of <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> as well.  Technorati Tag Cloud is not as much of a plugin as it is a widget.  Widget is a little piece of code that integrates into your blog&#8217;s sidebar.  By installing this widget, you can increase your traffic from technorati&#8217;s network.</p>
<p>Technorati has several different widgets you can add to your real estate blog.  Which one should you choose?  It all depends on what you want to accomplish, so choose wisely.</p>
<h2><strong>WordPress Search Engine Friendly Plugin #9</strong></h2>
<p><a href="http://wordpress.designpraxis.at/" target="_blank">Backup WordPress Plugin</a> Remember in part 1, when I said that today I am going to share with you a plugin that no real estate blog should ever be without.   Well, this is it.  It is extremely important that you backup your blog frequently.  There are so many things that can go wrong.  Your database can crash, your blog can get hacked (so update to the latest wordpress version), or your hosting company can loose a server.</p>
<p>By backing up your real estate blog, you are one step ahead of the game.  Once you install the plugin and activate it in your admin panel, you can backup your real estaet blog with a click of a button.  I suggest you automate the backup depending on how frequently you post to your blog.  I have mine set to weekly backups.</p>
<h2><strong>WordPress Search Engine Friendly Plugin #10</strong></h2>
<p><a href="http://www.feedburner.com" target="_blank">Feedburner</a> Last but not least, is Feedburner.  Feedburner is a free service that keeps track of your rss subscribers.  By signing up to this free service and uploading the code into your real estate blog, you can start building your list in the next 5 minutes.  People simply click on the link/image in your blog and signup to a free service that is going to send them an short email every time you make a post.  Plus there is about a dozen of so cool features that you can use to track your visitors, frequency, location, and more.</p>

<p>Today, I want to share with you five WordPress plugins that will have search engines fall in love  with your blog, index you fast and increase your search engine rankings.  Oh, I forgot, those plugins are all free.  That&#8217;s right.  You can get them for nothing and use them on your own wordpress blog.  Just remember, provide great content on your blog.</p>

<h2><strong>WordPress Search Engine Friendly Plugin #1</strong></h2>
<p>Permalinks:  This isn&#8217;t so much a plugin as a fix inside the wordpress blog.  Basically, what this fix does, it makes your url&#8217;s both search engine and user friendly.  Permalinks will make your url&#8217;s look natural with actual keywords which will make sense both to the readers and the search engine robots.</p>

<p>To make this change, login to your WordPress admin area and click on &#8220;options&#8221;.  Then click on &#8220;permalinks.&#8221;  Now you should see a heading called &#8220;Customize Permalink Structure&#8221;.  Click the radio button next to &#8220;custom&#8221; and type in:</p></div>

<h2><strong>WordPress Search Engine Friendly Plugin #2</strong></h2>
<p><a href="http://wordpress.org/extend/plugins/all-in-one-seo-pack/" target="_blank">All-In-One SEO Plugin</a> This is one of the most important Plugins in your arsenal.  This plugin alone will make your wordpress blog search engine friendly.  Make sure that after you install it on your blog, you activate it and configure the options as described at the author&#8217;s page.</p>
<h2><strong>WordPress Search Engine Friendly Plugin #3</strong></h2>
<p><a href="http://akismet.com/" target="_blank">Akismet</a> Hate SPAM? Me too.  To solve that problem, Akismet is here for you.  I absolutely love this plugin and couldn&#8217;t survive without it.  As of today, Akismet has caught 1482 spam comments on my blog.  Imagine how much time I would have to waste to check those 1482 comments just to see they&#8217;re spam.  This plugin is a lifesaver.  Don&#8217;t leave your blog without it. <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<h2><strong>WordPress Sarch Engine Friendly Plugin #4</strong></h2>
<p><a href="http://www.semiologic.com/software/marketing/google-analytics/" target="_blank">Google Analytics Plugin</a> I&#8217;ve been saying this for a long time, Google Analytics is one of the best tracking software programs out there.  And it is free.  Can&#8217;t beat that, right?  This little tool will tell you everything you would want to know about your traffic, unique visitors, repeat visitors, bounce rate, time spent on your blog, and more.  If you want to grow your blog, this plugin is essential.</p>
<h2><strong>WordPress Search Engine Friendly Plugin #5</strong></h2>
<p><a href="http://www.arnebrachhold.de/redir/sitemap-home/" target="_blank">Google XML Sitemap</a> Having a sitemap of your blog is essential to your search engine optimization strategy.  A Sitemap is a xml file that gives search engine robots a map of your site.  When you create a sitemap and submit it to Google and other search engines, you basically announce to the world that your site is live and ready to be crawled.  This plugin will help your blog get crawled and indexed much faster on Google.  By the way, this plugin will create a sitemap and submit it to several Search Engines automatically.</p>
<p>There you go.  The first five plugins for your real estate blogs.  Next up, I&#8217;ll share with you the other 5 plugins that I think are essential for your real estate blogs.  In <a href="http://realestateblackbook.com/blog/internet-marketing/real-estate-realtor-blog" target="_blank">part 2</a>, I will focus on social marketing plugins to increase your traffic and Search engine exposure.  I will also share a plugin that no wordpress blog should be without, ever.</p>

<p style="text-align: left;">This just came out today.  For those of us who use audio and video for real estate marketing, this is a dream come true.  Why?  I&#8217;ll tell you in a second.</p>
<p style="text-align: left;">You see, for years, the only content you could optimize for search engines that S.E. spiders could read is text.  When search engine spiders go out into the internet to index different pages, all they can read is text.</p>
<p style="text-align: left;">They cannot read images (unless you tag the image with keywords), audio or video.  Since audio and video has no text, search engine spiders cannot search through the content to index it into their search engines.  The only way you can optimize your audio and video is through the use of keywords inside tags.</p>
<p style="text-align: left;"><em>But, have no Fear because Google is here.</em><span id="more-152"></span></p>
<p style="text-align: left;">In their attempt to take over the world, we&#8217;ll at least the Internet, Google has developed a way to Index audio and video in their database.  For SEO people, this is a dream come true.</p>
<p style="text-align: left;">But I do have some bad news&#8230;</p>
<p style="text-align: left;">YSince the technology is still in beta, you&#8217;ll have to wait a little longer for that dream to materialize on your own website.  Why?  Because for now, Google will only index audio and video related to political content.</p>

<p style="text-align: left;">Until they release this new technology to the rest of the world, all you can search is political videos.  How fun!</p>
<p style="text-align: left;"><strong>So how does this work and how can it benefit us?</strong> (when it officially launches)</p>
<p style="text-align: left;">Well, here&#8217;s how this will work for us in the future.  Let&#8217;s say that your prospect goes on google audio search engine.  He/she types in &#8220;save me from foreclosure in Georgia.&#8221;  Google will search through the indexed videos and audios for that phrase.  So, if you recorded an audio or video and mentioned the phrase &#8220;save me from foreclosure in Georgia,&#8221; several times, you might come up in the top searches for that phrase.</p>
<p style="text-align: left;">And if you recorded your audio/video right, (mentioning your name/website, watermarked your video with your website name and a call to action) you might just get a new lead.  Possibly a new deal.  SWEET!</p>
<p style="text-align: left;">So, until they release the technology into the world, you might have to sit on your hands for a while.  But for now, I just wanted you to be aware of this new technology because it is ground breaking.  When they officially release it, I&#8217;ll make sure you&#8217;ll be notified.</p>
