One of the biggest problems many real estate investors face in today’s economy is funding. I bet you have been in this position before. You find that killer deal, awesome steal, that property that sells for pennies on the dollar and YOU KNOW that you can make money on this property. You know that if you can get the property under contract, you fix up whatever needs to be done and then flip it either to another investor or a retail buyer. The result, one hell of a payday, right?

Yeah…but where can you get the money for it? Banks are not loaning and if they do, they want arm and a leg for the loan, down payment, great credit score, very little debt, and on and on and on, right? You know what I’m talking about. So here’s my suggestion to solve that problem once and for all. Are you ready?

You need to seek private money from individuals who have the money and want to get a better rate than the rate they are getting from the stock market or their bank account. You and me both know that the return rates for both of these vehicles is very poor. Now, when these wealthy people hear that you can give them a minimum 5% return on their money, they sit down and listen. How do I know that?

I just got off the phone with a guy who is even younger than I am, looks like a teenager and for the past several years, managed to get about $6 million dollars in private money. Now, let’s think about this. What would $6 million do for your business? How many houses do you think you could flip in the next few months. I bet you would be able to do a few of those deals, right?
