But before I tell you about the update, I feel like I need to tell you something about real estate local listings.</p>
<p>Back in October 2008, I wrote a post here on the blog titled <a title="Permanent Link to How To Dominate Your Local Real Estate Market with Google Maps" href="../real-estate-seo-tactics/google-maps/">How To Dominate Your Local Real Estate Market with Google Maps</a>.  If you haven&#8217;t read that post yet, I suggest you go over there, after you read this one, and read it thoroughly.  Most importantly, take action and get your business listed in Google, Yahoo and MSN.</p>
<p>Well now, Google has made their business listings even better.  Google Local business listings now have an Analytics <a href="http://realestateblackbook.com/recommends/keyword" rel='nofollow' >software</a> attached you.  You are able to see how many times your listing has been viewed, how many times people have clicked on it and what keywords they used to find your listing.  This is a big update and great news for you.  Why?</p>
<p>Because you can use that data to tweak your listing to rank higher on Google.  Just look at the keywords Google gives you on your Analytics dashboard and then head over to Google.  Once you are there, use that keyword to track the location of your listing within Google.  When you find it, see why it appears in there and then tweak it to rank higher.<span id="more-1105"></span></p>
<p>For instance, look at the keyword that you are ranking for, see how many people are searching that keyword and then add that keyword to your listing.  Just don&#8217;t overdo it with keyword stuffing.  Here&#8217;s a rule of thumb:  Make sure it looks natural for your visitors.</p>
<p>Then you can add some backlinks to that listings as well.  You can do that by commenting on different blogs, especially Google blogs.  &lt;&#8211;Big Hint there for you <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>So that&#8217;s it for today.  I just wanted to share that with you.  If you haven&#8217;t added your business to Google, Yahoo and MSN yet, I highly suggest you do as that soon as possible.  One of my websites gets nice, automatic, <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> just from Google&#8217;s business listing.  And it took me about 10 minutes to create the listing.</p>

<p class="MsoNoSpacing">If you were looking for places to market your Real Estate business on the internet, where would you most likely look for these<strong> lead generation</strong> potential customers? Usually it would be where there is a high concentration of Real Estate prospective buyers on the internet. Where exactly?</p>

<p class="MsoNoSpacing">The first choice that is of common practice on the internet is on social communities. These are where there are gatherings of groups and communities, online forums. These are online forums that its overall talk revolves in Real Estate tips. Today it’s pretty hard to go with these methods as you need to take care of two things, the clutter which is usually the competition and timing.</p>
<p class="MsoNoSpacing">
<p class="MsoNoSpacing">Timing among many of the reasons for our next best option is the free way to lead generation success with Real Estate investing online! Hit a search on high <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> auction sites that sell Real Estate. It could not get any simpler than the above method as you eliminate the issues of clutter when it comes to you finding clients.</p>

<p class="MsoNoSpacing">Here is an interesting way you should consider doing that should work for you. eBay! Don’t worry, you will not be competing a featured item and going down $20 for adding a listing. Think long term and add yourself an “About Me” page talking and leading to your website which will capture email address from people that see your “about me” page on eBay!</p>

<p class="MsoNoSpacing">While the marketing method is way too simple to believe you can get leads for your business, add a few auctions consistently on a few monthly in regards to your listings and you’ll see how many leads from your state or country subscribe to your email opt-in to keep seeing listings from your current portfolio. Better yet, mention everyone to check your “About Me” page on every eBay listing and you should easily duplicate your lead generation conversion rate attempts!</p>

<p>One of the most frequent questions I receive from my subscribers is in the subject of generating <strong>free real estate leads</strong>.  That question comes right after I tell them to start building their <a class="zem_slink" title="Real estate investing" rel="wikipedia" href="http://en.wikipedia.org/wiki/Real_estate_investing">real estate investing</a> list by offering a free report as an signup incentive.  In a nutshell, their question goes something like this:</p>
<blockquote><p><em>&#8220;But I don&#8217;t have anything to give and I don&#8217;t want to spend money for someone to write it for me.  Is there an easy way to generate leads in real estate without spending a ton of money?&#8221;</em></p></blockquote>
<p>Yes there is!  And today I am going to show you how you can write your own free report to give away to your target customers when they signup to your real estate investing list.  Believe me, it&#8217;s not that hard and you can have your report in the next hour or so.  Sounds good?  Let&#8217;s get going then&#8230;<span id="more-473"></span></p>
<h2>Step #1-  Determine Your target Market</h2>
<p>First thing you need to do is figure out who your target market is for your real estate lead generation report.  Who is it that you are writing this report for?  Who are you targeting?  If you don&#8217;t answer these questions, you will not get many signups, if any.  For instance, let&#8217;s say that you want to build a list of people who are struggling with selling their house and are heading straight for the foreclosure.  What they probably need to know is how they can save their home quickly so they don&#8217;t end up in foreclosure.</p>
<p>Now, if you are a real estate investor who invests in foreclosures, you are an expert to them and you know what they need.  So, you&#8217;ll need to write a report on how they can save their home from foreclosure.</p>
<h2>Step 2 &#8211; Writing your Free Real Estate Report- The Easy Way</h2>
<p>How do you write your free real estate report the easy way?  Check this out.  Create a short outline of what you want to write about in your article.  Once you do that, you are ready to start writing.  <strong>But you are not going to be writing at all. </strong>You will be recording yourself by talking to a microphone by following your outline.  You can buy a microphone at your local electronics store or amazon for as little as $10.  if I remember, the video I made for you in the last blog post titled <a title="Permanent Link to How To Dominate Your Real Estate Internet Marketing With Internet Bandit Signs" href="../videos/internet-bandit-signs/">How To Dominate Your Real Estate Internet Marketing With Internet Bandit Signs</a> was recorded with a headset mic bought at <a class="zem_slink" title="RadioShack" rel="homepage" href="http://www.radioshack.com">Radio Shack</a> for about $20.</p>
<p>Once you record the audio, you can use that audio to generate your free real estate leads.  That&#8217;s it, you are basically done.  But what if you want to actually have the written report?  What if your prospects want a written report?  No problem, just head over to step 3.</p>
<h2>Step 3 &#8211; Transcribe Your Audio Into Text</h2>
<p>So far, you probably spend about half an hour doing your report.  Now comes the hard part, you need to convert that audio into text.  To do that, you have 2 options.  You can transcribe the audio yourself.  Personally, I don&#8217;t recommend that at all.  It will take you hours and you have much better things to do that transcribing audio.  What I do recommend is that you outsource your audio by hiring a transcription service to do your work for you.</p>
<p>All you do is sent over your audio to the transcription service and within a day or 2, sometimes even sooner depending on their turnaround time, you get your report in a word document.</p>
<p>How much does it cost?  It all depends.  But from my experience, you can get your report transcribed for about a $1 per minute.  So, if you have a 30 minute audio, you&#8217;ll get your report for about $30.</p>
<p>Want to know some reliable transcription services?  Here&#8217;s couple of them.  First transcription service I recommend is the <a href="http://www.transcriptlibrary.com/" target="_blank">Transcript Library</a>.  I&#8217;ve used them before and I have to say that Shelly did an exceptional job and the turnaround time was well ahead of the schedule.  If you want to use them, talk to Shelly Lanciani.  She can hook you up with a free first transcription service.</p>
<p>My second choice would be <a href="http://castingwords.com/" target="_blank">Casting Words</a>.  They are pretty good as well and give you three different pricing points depending on how fast you need your transcription completed.  However, if you would like to use some other service, you can always search on <a class="zem_slink" title="Google" rel="homepage" href="http://www.google.com/">Google</a> for &#8220;<a href="http://www.google.com/search?q=transcription+service&amp;sourceid=navclient-ff&amp;ie=UTF-8&amp;rlz=1B3GGGL_en___US283" target="_blank">transcription service</a>.&#8221;</p>
<p>So there you go.  Your report is done.  Wait, I do have a tip for you for an extra punch that will help you convert your prospects into subscribers much better.</p>
<h2>Secret Tip &#8211; Create a video for higher perceived value.</h2>
<p>You can create a video to achieve higher perceived value.  You can either record yourself on a webcam or a digital camera that has a USB or a firewire connection.    Or you can record a presentation on a computer using a screen recording software.  For a screen recording software, I have 3 choices for you.  First, you can use a free screen recording software called <a href="http://camstudio.org/" target="_blank">CamStudio</a>.  It&#8217;s pretty good but as with everything free, you don&#8217;t get many features.</p>
<p>Second, you can use a paid software such as <a href="http://www.techsmith.com/camtasia.asp" target="_blank">Camtasia Studio</a>.  Of course, there are big trade offs in using either software.  If you can spend the money, I would recommend with going with Camtasia Studio.  The software is exceptional.  I think they even offer a 30 day trial and you can extact the audio from your video to have just an audio version.  So  now, you&#8217;ll have a report, audio and video to give away when generating your free real estate leads.  Talk about higher perceived value, right?</p>

<p>As you may or may not know, I always strive to develop strategies that will multiply your efforts, automate your process, speed up your efficiency, and systematize your business.  Well today, I have a site for you that in my opinion, will automate your process, speed up your efficiency, and multiply your efforts when listing houses on classified ad sites.  The best part about that site is that the registration is, you guessed it, FREE!</p>
<p>During his <a rel="nofollow" href="http://www.realestateblackbook.com/recommends/virtual" target="_blank">Virtual Vesting</a> Launch this past week, Tim Mai revealed a strategy that he uses to list his real estate free ads using a well known classified ad site called Craigslist.  Many people may not know about this but Craigslist is a great lead generation site, that is if you know what you are doing, of course.  If you haven&#8217;t seen Tim Mai&#8217;s video about his Craigslist strategy, you may want to check it out at <a rel="nofollow" href="http://www.realestateblackbook.com/recommends/virtual" target="_self">VirtualVesting.com</a>.</p>
<p>But before you head over there, read over this post and utilize the site I&#8217;m about to show you for your listing process.  <span id="more-314"></span>This is a brand new site, well almost brand new as it was released in May 2008.  But still, not a lot of real estate investors know about it.  In fact, I haven&#8217;t seen anyone mention it yet.  And I frequent real estate forums, site, and blogs a lot to keep up and help out any real estate professionals around the internet.</p>
<p>Let me ask you a question:  <span style="color: #993300;"><em></em></span></p>
<h2><span style="color: #000000;">How would you like to list your free real estate ad or a lead generation marketing piece on popular social media sites including Craigslist, <a rel="nofollow" href="http://profile.to/peterkolat/" target="_blank">Facebook</a>, Twitter and FriendFeed all with one click?</span></h2>

<p>Well, social media sites such as Facebook allow you to become friends with people of the same interest.  Therefore, you can become friends with OTHER INVESTORS, real estate agents, bankers, private money investors, and contractors.  So, when you list your property with iList, you are sending your listing to <span style="color: #993300;"><strong>TARGETED</strong></span> list of users/buyers/prospects.</p>

<p>But, since you are reading this blog, you are among real estate professionals who can start utilizing this strategy for their own business.  Now, before I go and share with you this new strategy, please remember that since this marketing strategy opened up today, not only do you get to have competitive advantage over your competition, but you&#8217;ll also have the ability to be viewed by thousands of business professionals with profiles I listed above.</p>
<p>(Note:  When viewing portfolios, you will not be able to view how much money each person makes or what stocks they invest in.  Obviously, that&#8217;s a personal data.  The above data was obtained from a <a href="http://www.slideshare.net/erickschonfeld/linkedin-demographic-data-jun08-presentation?type=powerpoint" target="_self">LinkedIn Demographic Data June 08</a>.)</p>

<p><span style="color: #008000;"><em><span>Personally, I haven&#8217;t used this strategy yet (since it&#8217;s brand new) but I have benefited from this site in many different ways, including professional relationships, real estate leads, partnership, and an expanded network of people I could never be able to access without it.  So, I am confident that by testing this strategy, you can accomplish the same thing and even more.  Remember, when it comes to marketing, testing is extremely important.  So test out this strategy on a smaller scale before you expand.</span></em></span></p>

<h1 style="text-align: left;"><span style="color: #000000;"><a title="LinkedIn Targeted Ad Network" href="http://www.linkedin.com/static?key=advertising_info&amp;trk=hb_ft_ads" target="_self">LinkedIn Target Ad Network</a><br />
</span></h1>
<p>LinkedIn.com, a popular professional networking service, has just released their own Ad network.  You start out with an overall targeting criteria to show your ad to everyone on the network.  We are talking millions of people here.  Your starting price is $10 per 1000 impressions (Impression counts for n<span>umber of times an online ad is served to the user&#8217;s browser and presumably seen by visitors).</span></p>
<p>This ad network focuses specifically on LinkedIn members and can be targeted within several guidelines:</p>
<p>Company Size, Job Function, Industry type, Seniority, Gender, Age and Geography. (Be careful because for every new category you add to your targeting criteria, the placement payment increases by $3 per 1000 impressions).  So, the more targeted your ad becomes, the more you&#8217;ll pay for your impressions.</p>
<p>But before you go on <a href="http://www.linkedin.com" target="_blank">LinkedIn</a> and start looking for your next contact, real estate partner, lender for private money or a real estate lead, here are few tips to think about when using <a href="http://www.linkedin.com/static?key=advertising_info&amp;trk=hb_ft_ads" target="_blank">LinkedIn&#8217;s Ad Network</a>.</p>
<h2>LinkedIn Tip #1</h2>
<p>Start small and then work your way up to the big leagues.  When it comes to real estate, one deal can make you anywhere from a few thousand dollars to tens of thousands of dollars.  So, getting that one lead, one private lender, which costs about $10 per 1000 impressions on LinkedIn, can become very profitable.</p>
<p>All in all, start small with your ads, preferably in your own area.  At the same time, watch your ad conversions and constantly improve them to get higher conversions.  Once you get your ad converting high, you can start thinking about expanding beyond your local area.</p>
<h2>LinkedIn Tip #2</h2>
<p>When networking on LinkedIn, build relationships with people, connect with them and offer your expertise to them.  You need to build rapport, trust and credibility before you start doing business with them.  Once you build rapport and trust with people in your LinkedIn profile, they will be glad to recommend you to someone else in their network.  Believe me, it can happen.</p>

<h2>LinkedIn Tip #3</h2>
<p>Be as specific/targeted as you can.  Before you go out and start advertising on LinkedIn, and for any other marketing strategy for that matter, you need to sit down and write out your <strong>EXACT</strong> target audience you want to get with your marketing.  You need to be very specific.  I&#8217;m talking about their age, where they live, what they do, how much they make, and even what they look like.  Believe me, this exercise will pay HUNDREDFOLD in your marketing efforts.</p>
<p>When specifying your target audience on LinkedIn, you need to be as specific as you can.  Who do you want to see your ad?  I mean think about it?  Why would you want to waste your money on someone who is not interested in what you are offering, right?  You may think that it will cost more to advertise, but in the long run, your marketing will be more successful.</p>

<p>Recently, I challanged you, my readers to ask me any questions that you have related to real estate marketing.  In my post title &#8220;<a href="http://realestateblackbook.com/blog/general/pick-my-brain" target="_blank">How would you like to Dig in My Brain</a>,&#8221; I gave you some specific and simple instructions on how you can get me to reveal some real estate marketing secrets.  For those of you who have commented and answered my challenge, I thank you.  As promised, here&#8217;s yet another answer to your questions.</p>
<p>Today I want to answer <cite>Elgin.</cite> In his comment, Elgin says:</p>
<blockquote><p><em><span style="color: #800000;">&#8220;I would like info on how to set up a good WordPress website for Real Estate Investors. One that generates leades and enables you to drop those leads in a database. Manipulate the database and follow up with an email program.&#8221;</span></em></p></blockquote>
<p>Well, Elgin.  That is a very good question and a topic that is extremely important.  However, there is a lot that can be said about wordpress when it comes to marketing  and generating leads for your real estate business.</p>
<p>Today, I want to talk to you about WordPress and how you can get it up and running in the next 5 minutes.<span id="more-104"></span></p>
<p>WordPress is one of the best, if not the best, blogging software available.  I may be a little biased because this blog, <a href="http://www.realestateblackbook.com/blog" target="_blank">RealEstateBlackBook.com</a>, runs on wordpress.  WordPress is extremely user-friendly, easy to install, Search Engines love it, and has tons of support and plugins.  If you want to start a site fast, actually in the next 5 minutes, this is it.  So, how to go about doing that?  Let me explain&#8230;</p>
<h2>Step 1 &#8211; Buy A Domain</h2>
<p>That is if you don&#8217;t already have one.  There are several domain registrars that you can use to buy a domain name.  I would recommend using <a href="http://www.namecheap.com" target="_blank">NameCheap.com</a>.  I have used them for several years now and their support, prices and user-friendly layout is great.  Another popular domain registrar is <a href="http://www.godaddy.com" target="_blank">GoDaddy.com.</a></p>
<p>Step 2- Decide If You Want Your WordPress Blog Self-Hosted or Hosted On WordPress.com</p>
<p>Yes, there are 2 choices.  First, you can host your blog on your own domain.  What that means is your blog will be located on http://www.<strong>yourblogname</strong>.com.  If you decide to go with this option, you will need to get a website hosting account with a hosting company.  Hosting packages, depending on many variables, can run you anywhere from Free, 5.95/month to hundreds of dollars per month.</p>
<p>I wouldn&#8217;t recommend going with a free account since most of the time, they serve ads on your site.  That&#8217;s not a professional look for you.  If you are just starting out, you can go with a shared server hosting package that will start at about $5.95/month.  That should be enough to start.</p>
<p>Second option is to have your blog hosted on <a href="http://www.wordpress.com" target="_blank">wordpress.com</a>.  If you decide to go with this option, your blog will be located on http://<strong>yourblogname</strong>.wordpress.com</p>
<p><strong>Which one do I recommend?</strong></p>
<p>Even though you don&#8217;t have to have a hosting account when using the second option, I recommend going with option #1, <strong>100%</strong>.  Why?  First, it&#8217;s good for search engine rankings.  Second, you are in total control over your site.  You own it on your own server and you can do whatever you want with it.  For instance, once you grow, and if you follow my advice you will grow to a point where you&#8217;ll receive thousands of visitors every month, you may want to upgrade your server to either virtual or dedicated server. And third, self hosted blogs have thousands of plugins that will help your blog become more interactive, sticky, search engine friendly, and professional.</p>
<h2>Step 3-  Install Your WordPress Blog</h2>
<p>Installing wordpress blog is very easy.  First, you&#8217;ll need to <a href="http://wordpress.org/download/" target="_blank">download the wordpress software</a>.  Then, you&#8217;ll need to unzip the file and upload it to your server.  Just follow the <a href="http://codex.wordpress.org/Installing_WordPress" target="_blank">Installation steps listed here</a>.</p>

<h2>Step 4- Select Your Theme</h2>
<p>Now, all you have to do if find a great looking theme for your site, install it on your blog, and you are all done.  You are ready to start writing quality content on your blog.  Where do you get themes you ask?  Just type in &#8220;wordpress themes&#8221; in Google and you will find thousands of themes for your site.</p>
<p>Well, that&#8217;s it for today.  This post is getting long.  In my next post, coming to you in couple of days, I will talk about what you need to have on your wordpress site to get it user friendly, sticky (so visitors will want to hang around), search engine friendly (so search engines will index and rank your site) and more.</p>

I hope you see what I am trying to get across here John.   So, here&#8217;s what I think you should do:</p>
<p>Personally, I think the best way to capture leads is to use <strong>a squeeze page</strong>. It&#8217;s simple and its only objective is to catch person&#8217;s name and email address and it doesn&#8217;t distract them from anything else.<span id="more-43"></span></p>
<p>(Don&#8217;t ask them for anything else, just their first name and email. If people see that you want their address, their PITI, etc. they&#8217;ll leave and not give you anything. Think about it, what do you do when you arrive at a site and someone who you have never met wants your information? Do you give it to them or do you leave? Exactly! You need to gain their trust first and that happens with time and by using a branding site.) So that&#8217;s the first important aspect of a squeeze page.</p>
<p>Second, the squeeze page needs to have a <strong>powerful headline.</strong> The headline needs to catch their attention because if it doesn&#8217;t, they are gone. (On the internet, most people stay on a page for few seconds and then they leave unless they find something interesting- That&#8217;s why I think the phrase &#8220;surfing the internet&#8221; exists.)</p>
<p>The headline needs to be at the top, centered and in big, red letters.</p>
<p>Third, you need to have some <strong>benefits</strong> listed that the person will gain by giving you their information. Those benefits need to be in a bullet format. Remember to list the benefits here, not features. There is a big difference between the two.</p>
<p>For example, when you buy a HD DVD player, you don&#8217;t care as much about the fact that it can play DVD&#8217;s at 720 or 1080 resolution. You care about the benefits.  The company selling the HD DVD player will paint a picture of your movie watching experience where you&#8217;ll be immersed in the movie with lifelike images and theater-quality sounds. You&#8217;ll feel like you are right there, in the movie. See what I mean?</p>
<p>Fourth, you need to give them an <strong>&#8220;ethical bribe.&#8221;</strong> What is an ethical bribe? It can be a report, audio, video, consultation, your assessment of their house, etc. It can be anything as long as<em><strong><span style="text-decoration: underline;"> it is  what they want.</span></strong></em> Pay close attention here.   I didn&#8217;t say &#8220;what they need&#8221;.    I said what they want.</p>
<p>(If you are wondering what that could be, put yourself in your visitor&#8217;s shoes and think about their wants.  Another solution is to do some market research or ask them in a one question survey that pops up on your website after they leave your site, etc.)</p>
<p>And this is important, they need to get that info/ethical bribe right away. They don&#8217;t want to wait for it, they want it in their inbox in the next few minutes.</p>
<p>I&#8217;m getting a little long here so let me wrap it up.  Squeeze page design has certain science to it. You need to split-test it to see which page will convert better. You want to test 2 squeeze pages at a time and see which one converts better.   When you do split-testing, make sure that you only change one element at a time on each squeeze page so you can tell which elements converts better.  For instance, you can change the headline, or the location of the opt in box, or the color of the headline, or the sub-headline, testimonials and benefits.  You can test anything and everything on that page.  Just make sure that you have some type of &#8220;control&#8221; on your squeeze page.</p>
<p>All in all, you need to follow a simple principle called &#8220;<strong>K.I.S.S.</strong>&#8220;.</p>
<p>I&#8217;m sure you&#8217;ve heard of it before but if you haven&#8217;t, K.I.S.S. stands for &#8220;Keep it Simple Stupid.&#8221; Now, I&#8217;m not saying that anyone is stupid <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> , you just need to keep it simple and straight forward.</p>
<p>Now in regards to your questions for the testimonials. They are extremely important as well. Remember when I mentioned the word &#8220;trust&#8221; earlier in this email? Well, testimonials help you with trust and credibility.  You mentioned that there are 2 different kinds of schools, either a squeeze page or a testimonial.</p>
<p>I say, incorporate your best testimonial/testimonials in your squeeze page. You can even add a code into that page that will rotate your testimonials on your squeeze page. It all comes down to testing.  (By the way, testimonials are great when they are incorporated into your branding site- but that&#8217;s for another discussion.)</p>
<p>John, don&#8217;t worry too much about what you need to do. Just do it and test it to see what happens. You say that your main focus is sub-to&#8217;s and wholesaling. Create a squeeze page for both areas targeting each category on their respective squeeze page. If your squeeze page is for wholesaling, target only those people. Don&#8217;t worry about retail buyers or sub-to&#8217;s on that page. Then you set up your campaign for each squeeze page with an auto responder software, which from what you&#8217;ve said, you already have.</p>
<p>So, in conclusion, you don&#8217;t have to design an entire 5-10 page site yet. All you need is a squeeze page to start. I hope I&#8217;ve helped you here. If you have any other questions, don&#8217;t hesitate to contact me.</p>

With all your wonderful tips and advice&#8230;,  I&#8217;ve done soooo much homework and really can&#8217;t seem to make a decision. For example, some say the use of &#8220;testimonials&#8221; are powerful and necessary, while others insist on keeping it so incredibly simple almost like just a squeeze page to where it&#8217;s almost boring because they say that&#8217;s more effective at capturing leads so not to distract from the main objective. I&#8217;m getting mixed messages from guru&#8217;s and &#8220;experts&#8221; alike. Any suggestions on this one? My main focus is sub to&#8217;s and wholesaling to flippers while using a <a href="http://realestateblackbook.com/recommends/keyword" rel='nofollow' >software</a> program I have that incorporates all my marketing campaigns, maintaining all leads, and organizes all my deals (whether they come from my answering service or website directly&#8230; then directly into my <a href="http://realestateblackbook.com/recommends/keyword" rel='nofollow' >software</a> in my home computer).  I understand the importance of a website and can&#8217;t seem to make a decision??<br />

<p>Hi John,</p>
<p>Here&#8217;s what I suggest you do.  All in all, both groups of those people are right.  Let me explain&#8230;</p>
<p>Before I address your question, let me tell you what I think is the wrong way of setting up a  website.  While doing research, and I do a lot of research, I come across many real estate investor&#8217;s websites.  One of the main problem I see with their sites is that when a person arrives at their main page, that person is greeted with many options.</p>
<p>They have links to several different areas of their business.  They have links to &#8220;Sell your house&#8221; &#8220;buy your house,&#8221; &#8220;contact me link,&#8221; &#8220;cash for houses,&#8221; and so on.  If that wasn&#8217;t bad enough, half the time, they don&#8217;t even have a contact form right there on the page for the person to fill out and give them their contact information.  And if they do, they ask the visitor for everything including their name, phone number, email, address, house info, etc. (just short of asking for their social security number).</p>
<p>Now, let&#8217;s think about this for a moment John.  If you arrive at a page like the one I just described above, what would you think?    Would you give that site owner your information?</p>
<p>Let say that you want to sell your house because you are heading straight for foreclosure.  So, now that you are on that site, which link do you click on?  Where do you go?  What is your first step, second step?  Where do you begin?</p>
<p>Now, I know that it many seen obvious that they should click on &#8220;sell you house link&#8221;, right?  Well, not everyone will either see the link, know that they should click on that link, or even take the actual action and click the link.</p>
<p>(Remember, more steps you require your visitors to take, (such as clicking links, giving information, etc.) less people will actually take action.   (I know because my tests and site tracking data shows that.)</p>
<p>Also remember the following quote while setting up your site. And this principle applies to the basic human psychology:</p>
<p><em>&#8220;Confused mind always says <span style="text-decoration: underline;"><strong>NO</strong>.</span>&#8220;</em></p>
<p>Remember that whenever you do anything: set up a site, negotiate a deal, buy a house, sell a house, deal with contractors, your kids, family, etc.</p>
