<p><img class="alignleft size-medium wp-image-1468" style="margin: 10px;" title="real-estate-email-marketing" src="http://realestateblackbook.com/blog/wp-content/uploads/2010/03/real-estate-email-marketing-255x300.jpg" alt="real-estate-email-marketing" width="255" height="300" />In today&#8217;s post, I want to talk to you about a strategy that you should be using in your real estate business.  Why?  Because this one strategy, if implemented correctly into your business, will help you explode your business and make you more money.  Now, who doesn&#8217;t like more money right?  <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>To tell you the truth, the reason why I am writing about this strategy because of my really good friends who is a very successful real estate investor and who owns a very popular website, which you probably been to in the past, asked about this strategy.  I went ahead and replied back to him with my answer.</p>
<p>Since I want to genuinely help you as well, I figured that instead of charging for this, I would just post it here for free.  What do you think about that?  Is that cool or what?  But why would I just give it away?</p>
<p>Well, the way I see it is, at least hope that it will happen <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  is that if I provide you with a killer stuff on my blog, not only will you come back here to my site and join thousands of other real estate investors on my list who get cool strategies like this for nothing, but you&#8217;ll hopefully pass it along to others, spread it around the internet and the good karma will pay back for you in dividends.</p>
<p>So, the question was:  <em>When it comes to email marketing, should we send out just text emails or html emails, or both?<span id="more-1438"></span></em></p>
<p>Before I answer that question, let me explain what email marketing is and why you should use it in your real estate business.</p>
<p>&#8220;Email marketing is basically a form of direct marketing which uses electronic mail as a means of communicating commercial or fundraising messages to an audience. In its broadest sense, every e-mail sent to a potential or current customer could be considered e-mail marketing.&#8221; -Wikipedia.</p>
<p>That&#8217;s basically what email marketing is.  But email marketing is more than that.  Email marketing is about following up with you customers and subscribers.  Just think about it for a second, you have someone sign up to your list on your <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a>.  Obviously, they want to hear from you.  But if you don&#8217;t use email marketing and follow up with them on timely basis, you are not going to get far in your business.  I think we can all agree on that, right?</p>
<p>Now, back to the question about using just text or html inside your emails.  Here&#8217;s my take on it and why I think you should use both text and html based emails when talking with your subscribers and visitors.  You definitely need to use both, text/html emails.  However, unless you are doing a newsletter style email where your subscribers are exposed to it right from the begining and used to your newsletters, I would stay away from templated emails with all kinds of different graphics and stick to text only.</p>
<p>What I recommend is that you do a text based html email with some text bolded, italiced to emphasize the main points/benefits.  That way, you can track the open rate as oppose to the CTR rate (click through rate) on your email only.  Why would you want to do that?   Because if your send out an html based email and use one of the emailing marketing services such as aweber, the system will tell you if your subject line converts well and your body sucks.</p>
<p>If you get a high open rate on your email, it&#8217;s because of your subject line.  However, if the CTR on the email is very low, not many people are clicking on your links inside that email, there is something wrong with the body of the email.  Maybe the body is not as relevant to the subject line as you would think, the link does not work (it&#8217;s not clickable), or the email does not convince the reader to go to the page.</p>
<p>All in all, having html based emails can help you increase your email marketing success by a very high %.  For instance, if you didn&#8217;t use html emails and you saw that your email is not getting a very good click through rate, you might think that there is something wrong with the email, right?</p>
<p>However, in reality, that email body may be the highest converting sales copy you ever written.  It&#8217;s the subject line that sucks and a very low rate of people open your emails.  For instance, you might have 5% open rate and a 40% CTR (hypothetically speaking) on the email but without html email, you wouldn&#8217;t know that.</p>
<p>So, now you go ahead and start changing the body of a very successful email whereas all you needed to do is change the subject line.    Now, you wasted a perfectly good email and all you had to do is ONLY change the subject line of that email.</p>
<p>Lets think about this for a second:</p>
<p>If you send out just one emails to 1000 people and your original open rate was 5% (50 opens) with 40% CTR (20 people clicking through to where you want them to go).</p>
<p>Now, If you just change the subject line because you are using an html based email and you know that your subject line sucks, you may double your open rate on that email.  Now, the number of people ending up on your site just went from 20 to 40 people.  <strong>That&#8217;s a 100% improvement just by changing one line in your email.  Now, that&#8217;s cool! </strong>(Thanks Frank!)<strong><br />

<p>Imagine for one second that you just came across a great property.  You want to sell it to an end buyer for some quick profit.  Here&#8217;s how you can do it with this new technology.  Hopefully by now you have a list of buyers that are interested in purchasing a property from you.  If not, then start building one, especially if you are a wholesaler.  So, you have the property tied up.  Here&#8217;s what you can do.  Create a page on the internet for that property, hopefully on your blog.  That way, you can build some social proof during the promotion because people will ask questions through the comments.  Great thing about those comments is that it will show other people that there are OTHER PEOPLE  interested in that property as well.  How cool is that?</p>
<p>You might have a picture or 2 of the property on the blog to show them what it looks like.  However, what you want to do is setup a time to show off the property.  For instance, you can say that they will be able to see the property live next Tuesday at 8 pm EST.  In order for them to see the property, they&#8217;ll need to signup for this private viewing.  (Now, you are building your list, how cool is that?)</p>
<p>You can also tell them that at the end of this private viewing, they&#8217;ll be able to make an offer on the property.  You can also tell them that they&#8217;ll be many other people on the call so they need to make sure that they&#8217;re there because the property might be off the market on Wednesday.  Here&#8217;s where this technology comes in.</p>
<p>The next step is to get yourself a ustream account.  It&#8217;s 100% free.  Ustream is a free bradcasting service that allows you to stream live media over the internet.  Basically, you can just sit down in front of your webcam or a camera that&#8217;s connected to the internet and do you own show live, in front of an audience.  How cool is that?</p>
<p>But how do you show the property?  Obviosuly, you can drag your computer along with your cable modem to the property you will be showing.  Here&#8217;s the breaking news!</p>

<p>As of this blog post, Apple has just approved the app.  This is the first app that is NOT used on jailbroken iPhone.</p>
<p>What does that mean?</p>
<p>That mean that you can now shoot a live broadcast show from your iPhone to anyone in the world and show off your property to 1 or 10,000 people, all at once.  The best part, you don&#8217;t have to brake the open house cookies. <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>

<p><img class="alignleft" style="margin: 10px;" src="http://realestateblackbook.com/blog/wp-content/uploads/2009/10/real-estate-ads.jpg" alt="real estate ads" />One of my students emailed me one of his real estate ads had on craigslist and several other websites.  He wanted me to give him some feedback because he was not receiving any leads from them.  So, being the nice guy I am <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> , I looked at his ads and replied to him with some constructive criticism.  After I send him that email, I thought about it for a second and came to realization that a lot of real estate ads look just like his ads.</p>
<p>Therefore, I decided to make a blog post out of it and share my marketing strategies with you.  What&#8217;s in it for me?  Well, I hope that I will get some really good feedback from you in the comments below.</p>
<p>Let&#8217;s get going here.   Here are my thoughts on typical real estate ads.  Please remember that this is constrictive criticism.  I want to help you and am not trying to put anyone down in any way.  What does the ad look like?  It looks like a typical ad.  The main line reads something like: <strong>&#8220;3 bed, 1 bath Anystreet Rd, Anystate 85237&#8243;<br />
</strong></p>
<h2>1.  Your headline needs to knock them off their chair.</h2>
<p>I&#8217;m not sure what his ad headline was but if it was:  <strong>&#8220;3 bed, 1 bath Anystreet Rd, Anystate 85237&#8243;</strong> then it could be one of the reasons why there was no response.  The headline needs to convert your buyer to open the rest of the message.  It has to catch their eye, It has to stop them in their tracks.  You need to provide a benefit in the headline.  For instance and this is just off the top of my head (if you are targeting investors as buyers):<span id="more-1331"></span></p>
<h3>&#8220;Would real estate gurus invest in this profitable investment property in Arizona? Get it before they do!&#8221;</h3>
<p>This is just off the top of my head but as you can see, it&#8217;s totally different than most other headlines you see when looking through all the different ads, especially when you are targeting other real estate investors.  It will jump out at people rather that the usual &#8220;2 bedroom, 1 bath, 1500 sq ft&#8230;.&#8221;</p>
<h2>2.  The pictures need to tell the story.</h2>
<p>You need to try and capture something about the house that will give the prospective buyer a picture in their head and make them want to see more.  Do you know what I mean?  For instance, showing a picture of a toilet is not going to get someone to come to your house.  Especially, when the picture makes it look like the toilet is crammed in between the tub and the sink.  Everyone has a toilet.</p>
<p>Try to capture some kind of a benefit the end user will get when they see/buy the house.  If the house has something unusual, great view, unique benefit/features, show them off.  <em>Always show off your best stuff in the ad.</em></p>
<p>Think about it this way, have you ever seen a movie trailer for a new comedy?  The movie looked hilarious from the movie trailer, didn&#8217;t it?  So you went to see it just to find out that the funniest scenes were already in the trailer.  Why would they do that?  They do that to get you into the movie theater.  Once you are there and you pay $10 to see the movie, they succeeded.</p>
<h2>3.  Focus on benefits in your ad.</h2>
<p>Listing such features as the # of bedrooms and bathrooms, square footage and all of that other jazz is always good.  However, you need to paint a picture for the end user.  They need to picture the house, see themselves living there.  Let me give you an example- the Febreeze commercials.  I think they paint one heck of a picture to the end buyer showing them how few sprays of febreeze will get rid of all of those smells on your couch, carpet and any other stinky places that happen in your house.  You need to try painting a picture for your end user with your ad.  Using words such as&#8221;  <em>&#8220;Imagine&#8230; Discover&#8230; Think about&#8230;, What if you&#8230;  Have you ever sat in&#8230;&#8221;</em></p>
<h2>4.  When taking pictures, try capturing the entire room.</h2>
<p>Shoot from the corner of the room and if you have a wide zoom lens, use it.  That way, the room will appear bigger.  Remember that pictures can tell a story.  Up close pictures will make the space look smaller.  Show off that property to the best of your ability.  One other thing to remember when taking pictures is to take them with the end user in <a href="http://www.realestateblackbook.com/recommends/mind" rel='nofollow' >mind</a>.  If you are looking to sell to an investor, then the pictures might look different than the pictures for a retail buyer.  Why?  Because investors don&#8217;t need to see themselves living in that house, they&#8217;re just looking to see if the property makes sense for them to invest in to make some money.</p>
<h2>5.  Use video for higher conversions.</h2>
<p>Go into your property with a video camera and do a walk-through showing the end user the benefit they&#8217;ll receive from their investment.  Make sure the lights are turned on, windows open (where there is a great view to see and to get more natural light in the room), fireplace on (if you have one), etc.  You can use a flip camera (I spoke about it in previous post on my website).  If you use a flip camera, you can easily upload it to your website and youtube.  What about editing you ask?  You can use a cool website called animoto.com.  Here&#8217;s an article I wrote about it  <a title="Permanent Link to How To Take Pictures of a Property &amp; Turn them Into a Killer Real Estate Video" href="../real-estate-video-marketing/real-estate-video-creator/">How To Take Pictures of a Property &amp; Turn them Into a Killer Real Estate Video</a></p>
<h2>6.  Make it extremely easy for them to contact you&#8230; over and over again!</h2>
<p>You need to make it really easy for people to contact you.  Give them your phone number, email address and a website with a contact form.  Here&#8217;s a cool idea.  Direct people to your website from the ad.  Once they get there, they can see more information about the property and be able to contact you directly from your website.  Also, you can present them with an &#8220;ethical bribe&#8221; (free pdf report, free video) to get them to sign up to your list of buyers.  You can tell them that you get discounted properties all the time and they can be the first one to get a notification.  Over time, you&#8217;ll have a list of buyers.</p>
<p>They can also tell you the exact features/benefits of the house they&#8217;re looking for.  Now you can find the EXACT house they want and sell it to them.  Plus, you can follow up with them via email to get them to buy the property or any other services/products from you.</p>
<h2>7.  Offer them something that nobody else is offering.</h2>
<p>Here&#8217;s an idea. What if you offered the buyer to pay for the first year of their homeowner&#8217;s insurance or free utilities for X number of months?  What if you gave them a $500-$1000 gift card to Home Depot or Lowe&#8217;s?  What if you allowed them to live in the house for 30 days without any risk or obligation.  Now, I can hear you say.  But Peter, there is a lot of paperwork that goes into getting the person in the house.  What if they ruin it?  How can I do that?  I&#8217;ll loose money.  Well, let me tell you.  It&#8217;s all about the numbers.  If the numbers work, then you do it.  For instance, if you invested $80,000 into the house and you sell it for $100,000, then you make $20,000 in profit.  Now, spending $500 on a gift card or $1000 for home insurance is not a big deal because you&#8217;ll still make $19,000 on a property.</p>
<p>But what about allowing them to live in the house?  Well, if the local and state laws allow it, I would try it.  In a recent marketing campaign, GM is allowing buyers to test drive their cars for 30 days without any obligation.  If someone doesn&#8217;t like the car within 30 days, they can just turn it back without any problems.  Is that risky?  I bet you that they did all of the calculations and have tested it on smaller scale to make sure that the numbers work.  Think about this for a second.  How many times have you returned a product that had a 30 day money back guarantee?  It doesn&#8217;t happen very often, does it?</p>
<p>So give it a try on one property and see how it works for you.  I bet you&#8217;ll sell a lot more properties with the strategies I shared with you.  Good luck and tell me what you think about my ideas by commenting below.</p>

<div>How was your weekend?  I hope it was great.  I ended up going golfing this past Saturday.  While playing 18 holes of golf, I realized something that is extremely important in having a successful business.</div>
<p>You see, while I like playing golf, I&#8217;m not a regular golfer.  I don&#8217;t play very often.  In fact, last time I played golf was over a year ago. Therefore, when I was golfing on Saturday, most of my holes were either 1 or 2 shots over par.  (I think that&#8217;s called bogey and double bogey).<br />
One of the people that I was golfing with was my future brother-in-law.  He plays a lot more and is pretty good at it.  He was giving me some really good pointers.  If you are a golfer then you know how much strategy, skill, mechanics, concentration and focus goes into a successful game of golf.</p>
<p>However, if you are not a golfer, then let me share something with you.  <span id="more-1188"></span>When you want to take a shot down the fairway, not only do you have to worry about hitting the ball, but you have to worry about:</p>
<ul>
<li>The type of club you are going to use</li>
<li>Your stance</li>
<li>The position of your head</li>
<li>the position of your legs, arms, hands, club&#8230;</li>
<li>the actual swing</li>
<li>the follow-through on that swing</li>
<li>You have to be 100% focused on that shot, you can&#8217;t have any distractions</li>
<li>You have to plan out your entire hole in advance and adjust your strategy as you move down the fairway</li>
<li>and whole lot more&#8230;</li>
</ul>
<p>Now, if you miss or not give 100% of yourself to any of the above listed items, your game of golf will suffer.  Plus, there is the actual skill <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>So what am I trying to say here?</p>
<h2>How is golf going to help your real estate business?</h2>
<p>You see, when it comes to the real estate business, or any business for that matter, not only do you need to know the mechanics, strategies and systems but you have to be able to use them on a continual basis.  You have to keep improving your systems and strategies.  You have to adjust your game plan as you grow your business.  You have to concentrate and  focus on your business.   If you don&#8217;t, your business will suffer and even fail.</p>
<p>One of those systems that you need to be very good at is your marketing system.  I strongly believe that every real estate investor needs to be a marketer.  Why? Because if you don&#8217;t, your business will have a really hard time growing.  That&#8217;s why I write on this blog and share the strategies with my subscribers and students.</p>

<p><a href="http://realestateblackbook.com/blog/wp-content/uploads/2009/04/bulletin_board.jpg"><img class="alignleft size-medium wp-image-941" style="margin: 10px;" title="bulletin_board" src="http://realestateblackbook.com/blog/wp-content/uploads/2009/04/bulletin_board.jpg" alt="" width="300" height="225" /></a><span style="position: relative; top: 3px;">As you know, the internet is a very powerful medium to market your real estate business and properties.  You can have the entire real estate marketing portion of your business run on the internet.  It&#8217;s that powerful.  But there is so much that you need to take care of in order to have your real estate marketing funnel run smoothly, successfully and efficiently.  You need to set up websites, real estate squeeze pages,  email marketing, lead generation, video marketing, search engine optimization, social media marketing and so much more.  It can be overwhelming.  You need to take it one strategy at a time and get that set up before you move on to something else.</span></p>
<p><span style="position: relative; top: 3px;">I am going to tell you about a simple fix that you can make in the next 2 minutes to increase the effectiveness of your real estate internet marketing. It&#8217;s all about ads for your property, ads for your real estate and your business, it&#8217;s all about titles. </span></p>
<p><span style="position: relative; top: 3px;">I see this mistake made all the time. </span><span id="more-907"></span><span style="position: relative; top: 3px;">Real estate investors write an article, blog post or create a video to sell their next property.  Since the property is located in &#8220;123 Anystreet, jacksonville, FL&#8221; the title for their real estate ad reads something like this:</span></p>
<p><span style="position: relative; top: 3px;">&#8220;Beautiful house at 123 anystreet&#8221;.  There are several things wrong with this title. </span></p>
<p>First, the title is NOT SEO friendly.  Let me ask you a question. When your buyer is searching for their next house, do you think they type in:  &#8220;beautiful house on anystreet&#8221;?</p>
<p>The majority of people will be searching for something more general.  They search for something like: &#8220;house for sale in jacksonville.&#8221;  So you have to optimize your title for the search engines and your end buyer.  Remember, your title will show up in Google and will be one of the most important factors that is going to make the person click on your link.</p>
<p>When you are writing an effective title, you have to remember 2 things.  First, you have to make it enticing enough so your targeted prospect WILL click on it.  You need to use power conversion words like these: imagine, discover, free, guaranteed, under priced, bargain, luxury, famous, rare and opportunity.</p>
<p>When you are writing the title for your next ad for your property, think of these words and make your title a powerful headline for your property.  Think about the the selling points of that particular property.</p>
<p>Second, you&#8217;ll need to do some keyword research to find out the keyword phrase that people will search for when looking for a property in your area.  Let&#8217;s say that the highly searched for keywords phrase is &#8220;house for sale in Jacksonville.&#8221;</p>
<p>Now that you know the hook and the keyword phrase, you can go ahead and craft your powerful headline for your property.</p>
<p><span style="position: relative; top: 3px;">Let&#8217;s say that you are looking to sell the property to an end buyer. Your title could be something like:<br />
</span></p>
<p><span style="position: relative; top: 3px;">&#8220;Discover one-of-a-kind undervalued house for sale in Jacksonville, FL- $80,000 Equity Opportunity&#8221; or</span></p>
<p>&#8220;Just Released:  Frustrated &amp; sick-of-it-all homeowner is practically giving his house away in a one-time sale in jacksonville, FL- $80,000 min. in Equity.&#8221;</p>
<p><span style="position: relative; top: 3px;"> You want to include a keyword your potential buyer (target audience) might type in and you want to give them some kind of a hook. So, you&#8217;ll need to think of what the potential buyer target audience really craves, what&#8217;s the hook that&#8217;s going to get him/her to click on the link. </span></p>
<p>Remember that you always need to create your title enticing enough for both your end buyer and the search engine spider.</p>

<p>In today&#8217;s post, I will show you how you can get yourself thousands of <strong>targeted local real estate followers</strong> to build relationships, joint ventures, swap services, or anything your can imagine to create win-win situations.  Just imagine what you can do with that kind of power, with those kind of relationships?  It&#8217;s pretty cool, isn&#8217;t it?  How does that sound?  Great!  Let&#8217;s get going then&#8230;</p>
<p>But before I reveal you the steps in getting thousands of local real estate followers, I must stress this one point.  Never and I mean never spam and constantly send promotional/commercial tweets on twitter.  You must provide value to the community, share cool resources, develop relationships, ask questions, be helpful, provide answers to questions and post tweets that someone would love to see.  That&#8217;s it.  When you do that, especially when you post valuable information to your target market, people will follow you, watch your tweets, re-tweet your tweets (tell others about it) and your message will hopefully spread like wildfire.  Then, once in a while, about 20% of time, you can post a commercial type of message.</p>
<p>Let me tell you, I&#8217;ve seen some people tweet 5-10 posts at a time advertising their properties hoping they&#8217;ll get greater exposure for their property.  For some people, it might have worked, to the point.  But in most instances, it leaves bad taste in your followers mouths and they&#8217;ll unfollow you in an instant.  Therefore, follow my advice and you&#8217;ll get ahead on twitter.</p>
<p>Now, let&#8217;s talk about the steps to get yourself 1000&#8242;s of local twitter real estate followers.  <span id="more-824"></span>After you have followed my first post on <a title="Permanent Link to How To Drive Traffic &amp; Execute Real Estate Marketing On Twitter" href="../free-traffic-tactics/real-estate-marketing-twitter/">How To Drive Traffic &amp; Execute Real Estate Marketing On Twitter</a>, you&#8217;ll want to build yourself a local list of followers.  In order to do that, you&#8217;ll need to use a service called <a title="Twitter Local" rel="nofollow" href="http://www.twitterlocal.net/" target="_blank">Twitter Local</a> or <a rel="nofollow" href="http://www.twellow.com/twellowhood/" target="_blank">TwellowHood</a>.  There are several services that allow you to search for local twitters but these 2 are my favorite.</p>
<p><a href="http://realestateblackbook.com/blog/wp-content/uploads/2009/03/twitterlocal1.png"><img class="alignleft size-medium wp-image-833" style="margin: 10px;" title="twitterlocal1" src="http://realestateblackbook.com/blog/wp-content/uploads/2009/03/twitterlocal1-300x211.png" alt="" width="300" height="211" /></a>Twitter Local is an application you download to your computer.  Once you download &amp; Install the application, you&#8217;ll just type in your location, give the radius (in miles) you would like to search for other twitters, and you are all set.  from that point on, you can follow them if you wish.</p>
<p>The second service is called TwellowHood.  Between these two services, I like twellowhood better.  Why?  Because twellowhoodallows for more flexibility in your search.  For instance, once you arrive at TwellowHood, which is a subtab on twellow.com, click on the advanced search link under the search box.  When you do that, you&#8217;ll receive some really great tips on searching.  For instance, if you want to find someone in your Chicago area that is interested in real estate and real estate investing, you&#8217;ll type in: <strong>(&#8220;Chicago&#8221; | IL) | &#8220;real estate&#8221; | &#8220;real estate investing&#8221; </strong>(pay attention to the search operators I have included within my search)<strong>.<br />
</strong></p>
<p>Just follow the operators they have provided on the site and you&#8217;ll get tons of people in your local area that are interested in what you have to offer.  How great is that!  Think about it.  One of the biggest secrets on the internet is to find the people that are interested in what you have to offer and then <em>STAND</em> (virtually) in front of them.  It doesn&#8217;t get any better than that, does it!  This is huge!  My own head is spinning just writing this article and I&#8217;m stopping to write down the ideas that pop into my head.  This is awesome!</p>

<p>Today, I am going to talk to you about the last 2 questions you need to ask yourself when designing your real estate investor website.  So, without wasting anymore time, here are the questions:</p>
<h2>Crucial <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">Real Estate Website</a> Question #4 -How do I get my visitors to leave their contact info on my site?</h2>
<p>I see this mistake made on some real estate websites all the time.  Some people will spend ton of time and money getting people to their site.  <span id="more-693"></span>They&#8217;ll buy ads on Google Adwords, write articles and talk to people in forums.  However, they miss the whole squeeze the name out of the visitor concept.  They forget to give their visitors and incentive to leave their name and email on their site.  Thus, they&#8217;re not building their list.</p>
<p>When people arrive at your site, you want to present them with an offer in exchange for their name and email.  That offer needs to be so compelling that they will be willing to give up their email for it.</p>
<p>But how do you do that you ask?  Well, you can build a squeeze page and drive your <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> there, or you can create a floating hover ad that shows up in your visitor&#8217;s browser when they arrive at your site for the first time, and/or include a subscribe box in the corner of the site just like I have in the top right corner of this site.</p>

<h2>Crucial Real Estate Website Question #5 -How do I build the relationship with my visitors?</h2>
<p>So now you have your targeted visitor signed up on your list.  You are probably asking yourself, what do I do now?  Right?  Well, don&#8217;t worry, I&#8217;ll tell you right now.  Once your visitor subscribes to your site, you need to start building a relationship with him/her.  Why?  because <strong><em>&#8220;people buy from people they like.&#8221;</em></strong></p>
<p>I bet you heard that quote before, right?  Well, it&#8217;s true.  This one concept that I&#8217;m sharing with you right now has allowed me to build some great relationships that have helped me in more ways that I could ever imagine.</p>
<p>So what do you need to do then?  You need to create a follow up system in your <a href="http://demo.aweber.com" rel='nofollow' >autoresponder</a> <a href="http://realestateblackbook.com/recommends/keyword" rel='nofollow' >software</a> to follow up with people that sign up on your site.  For starters, write 3 to 5 messages that will go out to your visitor on a second, fourth, sixth and so forth, day after they subscribe.  You might want to test the frequency of the messages you send out to your list.</p>
<p>Make sure that you are transparent with them.  Ask them questions, offer your help, and don&#8217;t expect anything in return.  You can also give them your personal phone number if you like.  I do it all the time and have had people call me.  You will be amazed! Before you know it, people will start recommending you to others, talk about you and your services on the internet on forum boards, etc.</p>
<p>So, follow up, follow up, follow up.  I&#8217;m still emailing and following up with people that have been on my list since December 2007.  I actually had a guy email me today and he&#8217;s been on my list since the beginning on this website.</p>
<p>So there you go, your 5 critical questions you need to ask yourself when building you real estate investor website design.  Just to recap, here are the 5 critical questions:</p>
<p>Question 1:  Who is my target audience?</p>
<p>Question 2:  What are their NEEDS and what can I give them to satisfy that hunger?</p>
<p>Question #3:  What is the best way to reach my target audience?</p>
<p>Question #4:  How do I get my visitors to leave their contact info on my site?</p>
<p>Question #5: How do I build the relationship with my visitors?</p>
