			<content:encoded><![CDATA[<p>I know that some you out there are using the internet bandit signs.  What am I talking about?  I&#8217;m talking about using Google Adwords as part of your real estate marketing strategy.  When it comes to marketing with bandit signs, I think that it is much better to use internet bandit signs rather than your typical &#8220;bandit signs.&#8221;  But there is a big problem with using Google Adwords?  You have to know how to use it in order to be successful with it and not loose thousands of dollars.</p>
<p>Well, today I decided to record a video about a new tool that will help you lower your PPC costs, get your Adwords ads up to the top of the first page, and improve your conversions.  Interested?  I&#8217;m sure you are.  Then watch the video and give me your comments below.</p>

<p>So today, I wanted to give you heads up on a new and free real estate resource that could potentially be a big competitor to Craigslist and an alternate source of lead generation for the real estate professionals.</p>
<p>If you have been using Craigslist as your real estate lead generation strategy, then you know that it&#8217;s not that easy.  Not only do you have to fight for the attention of the <em>Craigslist browsers</em>, hope they can find you among hundreds of spammy listings, but you have to worry about getting burried and even ghosted.</p>
<p>So, how would you like to get your hands on a Craigslist-type of service that weeds all of that garbage out?  Better yet, how would you like to get your hands on a service that sends <strong>YOU</strong> the people that want the <strong>EXACT</strong> service you offer?<span id="more-440"></span></p>
<p>Doesn&#8217;t that sound great?  Well, I might just have a service for you.  But before I tell you about this service, I want to say that it is still in beta.  I think they have a lot of work to do to make this site better.  I&#8217;ll explain everything in a minute.  Either way, I wanted to share this free real estate resource with you so you know about this service before your competition does.  Also, since it is still in beta, there is not much competition there.</p>
<p>The service I am referring to is called <a href="http://www.workstir.com/" target="_blank">WorkStir.com.</a></p>

<h2>Why should you consider WorkStir Site for your Real Estate Investing Business?</h2>
<ul>
<li>The site is still in beta so there is not much competition there.</li>
<li>The site claims that they are different from many classified sites because they provide piece of mind to the consumer.  Here&#8217;s a quote from their site:<cite class="aligncenter" dir="ltr"><br />
&#8220;Workstir is a fresh way to find local service providers. Instead of combing through lists of service providers and relying on gut instinct to pick the best one, you simply post your need and you&#8217;ll receive bids from service providers in your e-mail. The days of blindly selecting a service provider are over. Providers are given ratings and reviews on their previous work. You are now able to make an educated decision when you choose who to do business with!&#8221;<br />

<li>Service providers get reviewed by other people.  This should help consumers with making that all important decision of picking the right contractor or a service professional.</li>
</ul>
<h2>Are there any disadvantages?</h2>
<ul>
<li>The site is still in beta so there are some issues that need to be resolved.  For one, I would suggest to the site owner to create better tutorials both for the consumer and the service provider.  Maybe it&#8217;s because I&#8217;m Polish but I was a little confused as how I should setup my service on their site.  How will the consumers find me?  Are the listings triggered by a keyword or is it triggered ONLY by the category?</li>
<li>Even though there are some security measures put into place where service providers have to register with the site and get reviewed, there is still some concern on the consumer&#8217;s mind.  But it&#8217;s definitely better than Craigslist.</li>
<li>No spam?  I&#8217;m not so sure.  I think they need to moderate the listings a little more because I came across some listings that were either in a wrong category or spam.  For instance, I came across a listing in the real estate section that read: &#8220;I need a drink, a stiff drink.&#8221;  Call me crazy but I don&#8217;t think that&#8217;s related to real estate.</li>
</ul>
<h2>What should you do and why do it?</h2>
<p>Ultimately, it&#8217;s up to you to see if you want to bother with this site.  However, I can see some opportunities there.  Since there is not much competition, especially in the real estate area, you can create a free profile and you might  get a bite.  For instance,  I did a quick search and here&#8217;s what I found:</p>

<p>Now, if you are in Saint Louis area and have a one bedroom apartment for rent, this guy might be your lead.</p>
<p>So check it out.  I just wanted to share this with you because once this site comes out of beta, the competition might get pretty fierce.  And if you get a profile going and get some positive reviews, you&#8217;ll should end up as one of the top service providers in your area when the site goes mainstream.</p>

<p>Today I have a quick post for you.  All I have to say is that MLS is finally getting it.  What do I mean by that?  Well, over the past couple of years, several free real estate lead generator services have appeared on the internet offering people access to real estate listing information.   These services include Zillow, Trulia, and Redfin.  Many people have used them to find motivated seller leads.</p>
<p>As you can imagine, MRIS (one of the largest Multiple Listing Services in the U.S.) is not very happy about those services.  So, they decided to start their own real estate lead generator service.<span id="more-424"></span></p>
<p>This service is call <a href="http://beta.homesdatabase.com" target="_blank">HomesDatabase</a> and is still in the beta stage.  So why am I telling you about this today?  Because I want you to be the first to know about this service and if you live in the area they currently service with this new site, you&#8217;ll get a full MLS benefit from it.</p>
<p><a href="http://beta.homesdatabase.com/" target="_blank"><img class="aligncenter size-full wp-image-433" title="mls" src="http://realestateblackbook.com/blog/wp-content/uploads/2008/11/mls.png" alt="" width="500" height="434" /></a></p>
<p>Currently, they only service Virginia, Maryland, West Virginia, Washington, DC and Pennsylvania real estate listings.  But they hope to expand in many other real estate markets as the time goes by.</p>
<p>So why should you use this MLS service as oppose to other services?</p>
<p>Because this real estate lead generator service has been developed and is supported by MRIS.  The other services simply pull data out of whatever MRIS provides to them.  Therefore, you will get only a porrtion of the real estate listings.  Why?  Because some listings are withheld from appearing on those sites by the database distributor.</p>
<p>On the other hand, since this site is the official MRIS site, they&#8217;ll more likely provide most if not all of their real estate listings in order to have that competitive advantage.</p>
<p>So check it out and keep paying attention to the site to see when they&#8217;ll reveal more areas.  It looks like the days of strict real estate agent MLS access is slowly disappearing.</p>

<p>Have you ever wondered how some videos get millions of views on YouTube?  Today, I am going to let you in on this dirty little secret.  There are companies out there that use this little trick to get their views up high on YouTube&#8217;s most viewed videos or YouTube&#8217;s front page.  And if their video becomes viral, it will spread like wild fire from that point on.<span id="more-284"></span></p>
<p>Before I tell you about this little trick, I need to tell you that there are many different factors that play an important role in the success of getting thousands and even millions of views on YouTube.  Your real estate video marketing strategy needs to have several important aspects including a well optimized description and quality keywords.  Also, your real estate video needs to be viral in nature.  Otherwise, it is not going to spread across the internet very well.</p>
<p>if you need an example of a great viral commercial campaign, check out <a href="http://www.youtube.com/user/blendtec?ob=4" target="_blank">Will It Blend?</a> videos.  Not only are these videos viral but the marketing behind is amazing.  There is a lot we can learn from that one campaign.</p>
<p>So, how do they do it?</p>
<h2>How does a video get thousands and even millions of views on YouTube?</h2>
<p><strong>Through Video Ads</strong>!  Yes, many companies will purchase advertising on YouTube to get their video on YouTube&#8217;s Front page, &#8216;most viewed&#8217;, &#8216;most discussed&#8217; or &#8216;top favorited videos&#8217; pages.  Once the video is there, they can slow down on their advertising or even stop doing it all together.  Depending on the how well they created the video in respect to the viral effect, the video should spread like wild fire from that point on.</p>
<h1>Where do the Ads appear on YouTube?</h1>

<h1>How can this benefit Real Estate Investors?</h1>
<p>Let&#8217;s see&#8230;</p>
<p>Your real estate investing company is helping people save their home and you have some kind of a twist on the way you advertise or help them with their problem.  Maybe you are a &#8220;foreclosure slayer&#8221; (playing off a vampire slayer movies) and you create a really funny and informative video on how people can save their house with a &#8220;foreclosure slayer.&#8221;</p>
<p>As part of your real estate video marketing strategy, you put up a video on Youtube, optimize your keywords and description (along with your website link at the beginning of the description where you can send people to build your list) but nothing happens.  So, after calculating your cost per lead, you go ahead and signup with YouTube to advertise your real estate video.</p>

			<content:encoded><![CDATA[<p><a href="http://realestateblackbook.com/blog/wp-content/uploads/2008/11/real-estate-persuasion.jpg"><img class="alignleft size-medium wp-image-388" style="margin: 10px;" title="real-estate-persuasion" src="http://realestateblackbook.com/blog/wp-content/uploads/2008/11/real-estate-persuasion.jpg" alt="" width="300" height="224" /></a>Every so often, I get a question from people asking me what they should put up on their real estate web site.  It&#8217;s hard to answer that question simply.  So instead of telling you what you should put up on your website,  I will share with you some of my secrets on writing effective copy on your site.</p>
<p>Now before you stop reading this post right now, let me tell you what you&#8217;ll get out of it and why you should keep reading.  If you apply the principles described below in your own web site and sales copy, your conversion rates, readership, subscriber loyalty, authority factor, increase in the number of deals you actually close, and the size of your list will all increase.</p>
<p>These principles have the power to suck in and influence your web site readers to take action.  Don&#8217;t take them on lightly but at the same time don&#8217;t use them for evil purposes.</p>
<p>Before I continue, I have to thank Joe Vitale, Robert Cialdini, late Gary Halbert and John Carlton for the inspiration, the know how, and the influence they had had on me over the years.  The principles are derived from their teachings.  I used them in my own business and they work wonders, so thank you.</p>
<p>One more thing, the list below is not complete by any means.  I decided to put up only 7 principles.  if you can apply just these principles, you&#8217;ll be ahead of 90% of people in the business.</p>
<p>Let&#8217;s get started, shall we?<span id="more-381"></span></p>
<h2><strong>Principle #1</strong>- Use the Most Important Web Site Real Estate Wisely or You&#8217;ll Lose out</h2>
<p>From my experience and testing, the upper left hand corner of your site has the most valuable real estate.  It&#8217;s like Central Park in New York.  Use it well.  Put up a lead generation form (signup form) to get leads in exchange for a free report.</p>
<p>Now, I realize that most web sites templates won&#8217;t allow it, so here&#8217;s the next best thing.  Put the most important info that you have in the first FOLD of your site.  What do I mean by a fold?  Well, the first fold is what your visitor sees on your site without scrolling down.  Again, use it wisely by applying the principles described here.</p>
<h2><strong>Principle #2</strong> - W.I.I.F.M. Effect</h2>
<p>When writing sales copy on your site, always think of the <strong>W.I.I.F.M.</strong> approach.  W.I.I.F.M. stands for what&#8217;s in it for me. Always focus on what&#8217;s in it for them, not you.  People who arrive at your site always think of themselves and how something will <em><strong>benefit them</strong></em>.</p>
<h2><strong>Principle #3</strong> - Emotional Engagement is the Secret to Powerful Copy</h2>
<p>Use emotional engagement in your sales copy on your site.  You need to be emotionally engaged with your prospect. Tell stories, engage them by interacting with questions, dig DEEP inside their head and find out what&#8217;s troubling them.  If you can figure out what their true problem is, you&#8217;ll be successful.</p>
<p>Here&#8217;s how you can find out what&#8217;s troubling them.  Questions are the secret to this principle.  Ask your current clients about their problems.  Always look for a deeper problem.  See if you can find a trend among your clients.</p>
<p>Just because they say that they can&#8217;t pay their bills doesn&#8217;t mean that is their problem.  Dig deeper and you&#8217;ll find what what the real problem is.  Most people who are in the same situation, losing their house, will have the same root problem.  Solve their root problem on your site and in person and they&#8217;ll thank you for it and tell everyone about you.</p>
<h2><strong>Principle #4</strong> - It&#8217;s Not About Me, It&#8217;s Always About You</h2>
<p>Always and I mean always, target one person and/or one audience.  Don&#8217;t try to please everyone on your web page.  When you try to target too many people, your message will get lost and people will get confused and leave.</p>
<p>You might be thinking that you won&#8217;t get as many leads by doing that.  Maybe&#8230;but I can promise you that the leads you get will be of high quality and fight for your business.</p>
<p>So, whenever writing a message, email, sales page, and anything on the internet, always address these 2 points:</p>
<ol>
<li> Always speak to ONE PERSON, not a crowd.</li>
<li>Always write with &#8220;<strong>You</strong>&#8221; in mind and not &#8220;I&#8221; or &#8220;me&#8221; in mind.  Don&#8217;t you think &#8220;You&#8221; approach will engage more people in your site rather than by talking about yourself?</li>
</ol>
<h2><strong>Principle #5</strong> - Words are powerful.  Use them Wisely.</h2>
<p>Use power words on your site.  Power words will trigger feelings within people.  They will make them take action.  Study them and apply them in your language.  At first, this will seem awkward to you but as you keep incorporating them in your language pattern, it will become second nature.</p>
<p>Hhere are 10 words you can use on your site right away:</p>
<p><strong>Discover</strong><br />
<em>Exposed</em><br />
<strong>How to</strong><br />
<em>Secret(s)</em><br />
<strong>New</strong><br />
<em>Free</em><br />
<strong>Why</strong><br />
<em>Breakthrough</em><br />
<strong>Imagine</strong><br />
<em>Look here.</em></p>
<h2><strong>Principle #6</strong> - One sentence can make all the difference</h2>
<p>Use powerful headlines at the top of your site.  I can&#8217;t tell you how many times I see where a headline reads:  &#8220;Welcome to my site.&#8221;  That&#8217;s not a headline and it doesn&#8217;t grab people.  Your visitors will leave in a second.  Apply principles #2, #3,#4 and #5 for maximum impact.  The headline should be in H2 tag, color red and centered on the page.  You can use quotes to make the headline extra powerful.</p>
<h2><strong>Principle #7</strong>-  Follow up, follow up and follow up.</h2>
<p>Real estate isn&#8217;t a one shot game.  Real estate on the internet isn&#8217;t a one shot game.  Internet communication isn&#8217;t a one shot game.  You need to follow up with your prospect.  if someone has contacted you, they did it for a reason.  Something you said or did triggered them to get in touch with you.  Follow up with them via email or any other communication media you have available to you.  Even better, follow up with them using different media such as email, audio, video, postcard, letter, and phone.</p>
<p>Just don&#8217;t be pushy and make yourself look like a telemarketer.  Recently, my wife was kind enough to complete a short 5 minute phone survey.  Ever since then, the company keeps calling at the worst times possible, even after she made clear to them that that was it.  Don&#8217;t be like that.  Respect their wishes, be mindful, helpful but always follow up.</p>
<p>That&#8217;s it for today.  One more thing I wanted to say before I leave off.  One thing that ties all of these principles together is list building.  Always build your list.  Your business will grow when you build your list.  And with internet, it&#8217;s easier than ever.</p>

Today, I want to share with you one little email time management tweak that you can add to your email account to help you free up some time.</p>
<p>Now, this little email time management tweak I am sharing here with you is for everyone who has a gmail account.  I use gmail account for certain tasks so this little feature comes in handy for me.  However, I&#8217;m sure that most of the other email clients have this feature in there somewhere.  So, if you use other email clients that have that feature there, I hope you&#8217;ll share it with us in the comments below.</p>
<p>So, let&#8217;s get started&#8230;</p>
<p>The feature I am talking about here is Gmail&#8217;s new &#8220;<em>canned responses</em>&#8221; add on.  What are canned responses you ask?  Canned Responses are, as Google puts it: <span id="more-317"></span></p>
<p style="background-color: #ffffff;"><em>&#8220;Email for the truly lazy. Save and then send your common messages using a button next to the compose form. Also automatically send emails using filters.&#8221;</em></p>
<p style="background-color: #ffffff;">Therefore, if you are sending out a lot of emails that have the same common message, you can create a canned response and save yourself time retyping the same email over and over again.  Think this can&#8217;t save you time?  let&#8217;s think conservatively for a moment.  What if your message takes you 2 minutes to write and you write that message about 10 times a week.    <strong>That&#8217;s about 20 minutes a week or 1,040 minutes a year which turns into over 17 1/2 hours</strong> a year.</p>
<h2 style="background-color: #ffffff;">How to Set Up <strong>Canned Responses</strong></h2>
<p><strong><span style="color: #800000;">Step 1</span>: </strong>Open Gmail.<strong> </strong>If you don&#8217;t have a gmail account, you can create a free one <a href="mail.google.com/mail/signup" target="_blank">here</a>.<strong> </strong></p>
<p><span style="color: #800000;"><strong>Step 2:</strong></span> Click on settings button in the top right corner of your gmail account.</p>

<p><span style="color: #800000;"><strong>Step 3:</strong></span> Click on the Labs tab to access the canned response tab.</p>

<p><span style="color: #800000;"><strong>Step 4:</strong></span> Scroll down the page until you come across the Canned Responses feature and enable it.</p>

<p><span style="color: #800000;"><strong>Step 5:</strong></span> Go back to your main gmail window and now, you&#8217;ll see a canned response link right under the subject line.  Click on the link and hit the New &#8220;<strong>Canned Responses</strong>&#8221; link.</p>

<p><span style="color: #800000;"><strong>Step 6:</strong></span> After you create a name for your response, type in a new message in the text window.  After you are done typing the message, click on the canned responses link and hit the name of your canned response message under the <strong>Save</strong> command.  Now you have a saved canned response.  Whenever you need to reply quickly to someone, you just click the canned response and your message will appear in the email.</p>
<h2><strong>How to Save at least 365 hours a year with Email</strong></h2>
<p>Here&#8217;s one last tip.  One way to really free yourself from the email time-consuming habit, add this to your gmail account.  Create a filter under the Add filter link. (I&#8217;m sure that other email clients has filters as well so you can add this trick to your own email).</p>
<p>Here&#8217;s what&#8217;s going to happen if you apply this filter to your mailbox.  Whenever someone sends you an email, they will <em><strong>automatically</strong></em> receive your canned response back.</p>
<p>Think about it, what if someone sends you a request from your site to find out how they can save their house from foreclosure.  You can send create a special email for that purpose and then create a canned message asking them for specifics about their situation or telling them how they can save their house.  Below, I&#8217;ll show you how to create the filter and an example of a canned response.</p>
<p><span style="color: #800000;"><strong>Step 1:</strong></span> First you need to create a canned response:</p>

<p><strong><span style="color: #800000;">Step 2:</span></strong> Click the &#8220;<em>add new filter</em>&#8221; link at the top of the page right next to the &#8220;<em>search the web</em>&#8221; button.  On the next page, type in your email in the &#8220;<em>To</em>&#8221; filed.  Click next.</p>
<p><span style="color: #800000;"><strong>Step3:</strong></span> Create a filter with options you want.  make sure you add the canned response to the filter and hit, &#8220;<em>Create filter</em>&#8221; link.</p>

<p>That&#8217;s it.  So now, with this new filter, you&#8217;ll be saving a lot more than 17 1/2 hours of your time over the course of the year.  Imagine how much time you spend on reading and answering email.  If you only spend an hour a day doing email work, that translates into <strong>365 hours or 15 days and 5 hours a year</strong>.  How is that for time management! <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>

<p>So, let&#8217;s get going.</p>
<h2>Google Maps Strategy #1</h2>
<p>if you haven&#8217;t signed up for Google Maps to include your local real estate business within their directory, go to <a title="Permanent Link to Real Estate Search Engine Optimization- 4 Easy Steps to Dominate Your Local Market On Google" href="../real-estate-seo-tactics/real-estate-seo/">Real Estate Search Engine Optimization- 4 Easy Steps to Dominate Your Local Market On Google</a> and follow the steps there to get your business listed.  This is a great strategy for you to use to help your search engine rankings within your real estate search engine optimization plan.</p>
<p>Once you list your company within Google, Go to your Local Business Center page that has been automatically created for you.  Once you arrive there, you will see a Local Business Center main screen with 2 tabs right at the top.  Click on the tab that says: &#8220;<strong>Coupons</strong>.&#8221;<span id="more-280"></span></p>
<p>Once you click on that tab, you&#8217;ll arrive at this screen:</p>
<p><a href="http://realestateblackbook.com/blog/wp-content/uploads/2008/10/google-maps-coupon.png"><img class="aligncenter size-full wp-image-342" title="google-maps-coupon" src="http://realestateblackbook.com/blog/wp-content/uploads/2008/10/google-maps-coupon.png" alt="" width="500" height="203" /></a></p>
<p>Now, click on the &#8220;Add coupon Now&#8221; button.  Once you click on the button, you&#8217;ll arrive at a page that will ask you to fill out your coupon details.  You will need to provide your business name, headline, sub-heading, details, image, expiration date and the offer code.  All of these areas should be filled out because they play a big role in your real estate search engine optimization strategy and will help you increase your ranking on Google Maps.</p>
<p><strong>So, what can you, a real estate investor, offer your prospects as a coupon?</strong></p>
<p>Obviously, you can&#8217;t give a 10% discount or anything like that.  Since you are in real estate investing, your provide service, not products.  But, if you put your creativity cap on, I&#8217;m sure you come up with some killer offer.  For instance, what if you offered them a free marketing evaluation for their home.  In today&#8217;s market, some people have their home listed on the market for months and even years.  By offering to give them a free/no obligation consultation on how they can sell their home fast, you can become their savior and a trusted authority.</p>
<p>Or how about offering them a free phone consultation or a free report on how they can avoid foreclosure?  Your coupon can direct them to your site where you can use a landing page/squeeze page to get their email so you can build your list.</p>
<p>One more thing about the coupon strategy.  Depending how you capture your Google Maps visitors, you need to track them to make sure you don&#8217;t waste your time.  If you are directing them to call, add coupon code on the page that they&#8217;ll need to tell you in order to get their free consultation.</p>
<p>If you are  directing them to a site, you can use a special code or a special web page that you only use for Google Maps.  That way, you&#8217;ll be able to track the visitors that come to your site from Google Maps.</p>
<h2>Google Maps Strategy #2</h2>
<p>The second strategy that I want to share with you today involves paid advertising.</p>
<p><a href="http://realestateblackbook.com/blog/wp-content/uploads/2008/10/google-maps-sponsored-link.png"><img class="aligncenter size-full wp-image-344" title="google-maps-sponsored-link" src="http://realestateblackbook.com/blog/wp-content/uploads/2008/10/google-maps-sponsored-link.png" alt="" width="500" height="227" /></a>If you look at the above image, the arrows below the map point to a sponsored link.  That sponsored link is geographically and keyword targeted to the exact search your prospects types into Google.  What does that mean?</p>
<p>Well, if your prospect types in &#8220;sell my house in florida&#8221; and you target your campaign for that term, your business will be one of the businesses that comes up on Google Maps.  And if your campaign is targeted well with the high position PPC, you can be right at the top.</p>
<p>So, how would you go about creating a sponsored link?  Well, you have to create <a href="http://adwords.google.com/select/Login" target="_blank">Google Adwords account</a>.   <strong>Google Adwords</strong> account is free to create.  Once you start setting up campaigns, you&#8217;ll pay for the clicks your ads receive on Google.  Google adwords is extremely powerful and one of the best ways to get traffic, build your list, and increase your exposure.  But you have to be extremely careful because if you don&#8217;t pay attention to your campaigns, your account and your ads, you can quickly rake in 1000&#8217;s of dollars in fees.  Plus, you need to watch for the Google Slap, their policies, quality score improvements, landing page quality and load time, keyword quality and more.</p>
<p>I can&#8217;t go into too much detail here about Google Adwords.  I could write an entire course on it.  In fact, if you search google, there are hundreds of courses on Google Adwords alone.</p>

<p>As you may or may not know, I always strive to develop strategies that will multiply your efforts, automate your process, speed up your efficiency, and systematize your business.  Well today, I have a site for you that in my opinion, will automate your process, speed up your efficiency, and multiply your efforts when listing houses on classified ad sites.  The best part about that site is that the registration is, you guessed it, FREE!</p>
<p>During his <a href="http://www.realestateblackbook.com/recommends/virtual" target="_blank">Virtual Vesting</a> Launch this past week, Tim Mai revealed a strategy that he uses to list his real estate free ads using a well known classified ad site called Craigslist.  Many people may not know about this but Craigslist is a great lead generation site, that is if you know what you are doing, of course.  If you haven&#8217;t seen Tim Mai&#8217;s video about his Craigslist strategy, you may want to check it out at <a href="http://www.realestateblackbook.com/recommends/virtual" target="_self">VirtualVesting.com</a>.</p>
<p>But before you head over there, read over this post and utilize the site I&#8217;m about to show you for your listing process.  <span id="more-314"></span>This is a brand new site, well almost brand new as it was released in May 2008.  But still, not a lot of real estate investors know about it.  In fact, I haven&#8217;t seen anyone mention it yet.  And I frequent real estate forums, site, and blogs a lot to keep up and help out any real estate professionals around the internet.</p>
<p>Let me ask you a question:  <span style="color: #993300;"><em></em></span></p>
<h2><span style="color: #000000;">How would you like to list your free real estate ad or a lead generation marketing piece on popular social media sites including Craigslist, <a href="http://profile.to/peterkolat/" target="_blank">Facebook</a>, Twitter and FriendFeed all with one click?</span></h2>
<p>Well, almost one click. <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>Yup, <a href="http://ilist.com" target="_blank">iList.com</a> will integrate your listing with the popular social media sites I just listed above.  Sometimes, when you post your listing, your Facebook friends will see your listing and it will be easy for your friends to help you promote your listing to their friends.  <span style="color: #993300;"><strong>Your listing can go viral and spread around the internet without you lifting a finger</strong></span>.</p>

<h2>But why would you want to list your property or a lead generation piece on social media sites like Facebook or Twitter?</h2>
<p>Well, social media sites such as Facebook allow you to become friends with people of the same interest.  Therefore, you can become friends with OTHER INVESTORS, real estate agents, bankers, private money investors, and contractors.  So, when you list your property with iList, you are sending your listing to <span style="color: #993300;"><strong>TARGETED</strong></span> list of users/buyers/prospects.</p>
<p>Hmmm, this sounds like a crazy idea but it might just work! <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>

<p style="text-align: left;">Today, I am going to share one strategy with you that I don&#8217;t see any big time real estate marketers teach.  Why?  I don&#8217;t know.  Maybe there are using it as a secret strategy to gain competitive advantage in their local market or they share as part of the paid program.</p>
<p style="text-align: left;">But today, you are getting it for free.  And it will only take you about 10-15 minutes to implement.  it took me about 10 minutes.  And here&#8217;s the best part.  Most real estate investors in your market don&#8217;t use this strategy so if you implement it, you&#8217;ll gain a huge competitive advantage.  Here it is.  In short&#8230;<span id="more-304"></span></p>
<h2 style="text-align: center;"><strong><a href="http://www.techcrunch.com/2008/10/09/google-turns-on-text-ads-in-google-maps/" target="_blank">Google Maps</a> </strong></h2>
<p style="text-align: center;"><a href="http://www.google.com/local/add/businessCenter?gl=US&amp;hl=en-US" target="_blank"><img class="size-medium wp-image-305 alignnone" title="google-maps" src="http://realestateblackbook.com/blog/wp-content/uploads/2008/10/google-maps-300x242.png" alt="" width="300" height="242" /></a></p>
<p style="text-align: left;">That&#8217;s right.  You own a business, right?  Cool.  The process is simple.</p>
<h2 style="text-align: left;">Step1</h2>
<p>Go to Google Local Business Center and sign up with Google by adding New Business.  You can do that by clicking on the &#8220;Add New Business&#8221; in the top right corner of the page.</p>
<h2>Step 2</h2>
<p>Fill out all of the information required on the next page, including your address, contact info, and web site url.  I would strongly urge you to do 3 things here.  First, add your complete physical address.  Otherwise, Google maps will not be able to map you correctly.  Second, add your website URL.  Not only will this help your company&#8217;s site visibility when searched on Google Maps, but the link should be click able and it should help you in your Google rankings.</p>
<p>And third, add the 200 character description.  Make sure your description is optimized with your keywords and don&#8217;t go over the 200 character mark.  Also, make sure that the description calls for action and will make your prospect click through to your site.  The description should have a nice flow, be enticing and human friendly.  Don&#8217;t spam your listing with bunch of keywords that don&#8217;t make sense.</p>
<h2>Step 3</h2>
<p>Fill out other information such a your company logo and videos.  You can always do that later but make sure you do so.  It will only help your listing get better visibility.</p>
<h2>Step 4</h2>
<p>Confirm your listing either via phone or a postcard.  Google Maps allows you to choose which way you want to confirm your listing.  They want to make sure that you are the one or someone authorized adding your business listing to Google Maps.  Personally, I went with a phone confirmation.  All I had to do, is click the &#8220;Call me Now&#8221; button.  Next thing I know, the phone rings, automatic message system asks me for my pin number (given to me on the screen while listing my business) and BAM!  Phone hangs up and the online website screen automatically updates telling me I&#8217;m confirmed.  I should have my listing up within 2 days.</p>
<p>And so should you!</p>
<p>Next time someone searches for your keyword locally, your business should come up and you should be up there within the listings, if any for your area.  That&#8217;s it.</p>
