Heavy Traffic album cover
One of the most frequent questions I get from my students and subscribers is about getting more traffic to their real estate website.  I know, I know.  It can be tough.  Especially if you don’t know of some killer traffic generation strategies.  Well, as I sometimes say, “Have no fear because Peter Kolat is here :)”  The other problem is that Search Engine Optimization (SEO) to get your listings on Google can be a very daunting task for some in real estate. In fact, with Google “slapping” search engine listings whenever they feel like they need to, it can be very hard to maintain first page listings.

Therefore, I wanted give you some quick tips and strategies to drive traffic to your real estate website without relying on Google. The following strategies are in no particular order. What I would recommend is for you to see which 2-3 strategies suit you best and then run with them.

Strategy #1 – Article Marketing

Article marketing has been around for a long time. Yet, it still works to this day. Basically, you write short 300-500 word articles about your subject matter and you post them on different article directories. Two of my favorite directories are ezinearticles.com and goarticles.com. The great thing about using articles is that not only will you get traffic from those directories but you’ll get authority and backlinks to your site.

Strategy #2 – Blog Commenting

A lot of people think that blog commenting is a waste of time. However, when done right, the comments can give you some really good traffic. Why? Because if you comment on related blog posts, you’ll get targeted traffic to your site. Think about it. If you comment on a blog post on a very popular blog that talks about how someone lost their house to foreclosure, you can get people coming back to your site who are looking to save their house from foreclosure. The key is to find relevant blogs and participate with quality comments.

Quick tip here: Try to be one of the first people to comment on the story. That way, everyone who reads to story and who ends up commenting on the story will see your comment at the top of the comments area.

Strategy #3 – Blogging

I can hear it already, I don’t have time or I don’t write or this is too much work. Let me just respond to that for you right now. You can create your blog, just like this one, where you have guest bloggers write articles on your blog. All you do is make sure there is no spam on there and monitor the articles, comments, and traffic. Even better, you can hire someone to do that for you.

All in all, blogging is a very effective way to drive traffic to your site and build a list of targeted prospects. One of my blogs gets about 5,000-8000 unique visitors a month. Just use the WordPress platform to create a blog and start posting articles on there. In fact, you can hire someone to write 20-50 articles at once and then you can sit down one day and schedule all of the articles for the next 2 months. You’d be done with the blogging portion for the next 2 months and the traffic will come.

Above are the first three ways to drive traffic to your real estate website without search engine listings. By the way, all three strategies are free unless you outsource them, and/or use software to execute them.

Next week, I’ll give you the next 4 strategies. In fact, I have many more strategies that I can share with you. Therefore, if you would like me to share more strategies with you to drive traffic to your website, let me know if the comments below. Also, if you would like me to expand on any of the above strategies, let me know in the comments as well and I’ll write a full, step-by-step, actionable article for that strategy.

To Your Success,

Peter Kolat

What works best for me is posting good quality comments in related blogs. I also like to find an active forum that is related to your keywords and post questions and comments there. If you can show you are knowledgeable and helpful, people will click through.

    Thanks for the ideas Peter!

Real estate web sites are normally not visited by the users because they are not good for content aspects. It is very necessary to make your real estate site sound in content. Your ideas are really nice to achieve this target.

Thanks for a great comment Ansh. Yes, that is very true. A lot of real estate website do not have content on there and it is a big problem in today’s online world. But guess what? This is a HUGE opportunity for a savvy real estate investor/agent like yourself.

Just imagine for one second if you were the person who was giving away all of those “secrets” for their target audience. Do you think you would get a lot more traffic and loyal subscribers to your site? I bet you would!

Thanks again and I look forward to hearing from you again.

    Peter,

After years of trial, error and frustration I now spend 99% of my time marketing on social networks. I just found that PPC, SEO, Long Tail marketing, Article submission, Forum Posting etc were either too technical, too time consuming or too expensive. I never found the balance. The only time I spend on the above is to keep up my web reputations should anyone search my name – more a defensive strategy than one to generate business.

I’ve found the opposite with social media marketing. I now generate 3000 friends a say and it’s pretty much on auto pilot.

Thanks for the comment Ross. I understand where you are coming from because social media marketing works very well for me as well.

However, I know some people who make a killing just doing article marketing or blogging. I love blogging and it gives me a really good traffic my site.

It’s all about finding your “button,” the marketing strategy that will work for you. I know you pretty well and I know that social media treats you well. Thanks for commenting Ross and let me know if there is anything I can do for you man.

Great strategies Peter! Thanks for sharing those. We have been placing articles on ezinearticles.com and other similar websites for several years and have always found them to be helpful (and FREE!) in raising our presence. Same goes for your 2 blogging tips – both have proven to be a great use of our time.

I look forward to seeing your other strategies – hopefully Julie and I are using those too!

    Cheers,
    Dave

    Hi Akil,

Great job. I wish you best of luck and success. If I could give you one piece of advice when it comes to blogging is this: “Don’t give up and stay consistent and determined”

With blogging, you won’t see immediate results but as you keep blogging, you’ll get more traffic and you’ll see results. Stick with it and don’t give up.

When it first started, I didn’t see much traffic for a while. Then I finally crossed that ‘line” and now get tens of thousands of visitors to my sites.

    To Your Success,

    Peter Kolat
