Recently, I came across an article on the internet that talked about how publishers use Scribd.com to get more exposure.  Now, I knew about scribd for a very long time but I never shared this strategy on the blog.  So, I decided to share this strategy here with in and show you how you can use this site to gain more exposure for you real estate website.

Looking back at 2009, I cannot believe how fast that year went and how much I have accomplished during that year in my life.  But that’s not what this post is about today.  Today’s post is ALL ABOUT YOU.  That’s right.

I want YOU to have the best year ever and I want you to go ALL OUT.
I want you to take 2010 by the horns and lead it to where you want it to go.
I want you to go the distance and let nothing, and I mean nothing get in a way.
I want you to get laser focused and let nothing and I mean nothing get you distracted from what you want to accomplish this year.

Here’s a scenario: You hear all those great things about social media marketing. How powerful it is, how you can make money using it, how it can explode your real estate business, how you should be on Twitter, Facebook and bunch of other social media websites, right?

So you go on there, build a profile and spend TONS of hours on there and what is your result? Nothing! All you hear is those virtual crickets when you’re logged in. So what’s the problem? Why isn’t social media working for you?

How To Sell Your Real Estate Property To Thousands of Buyers Without Them Leaving Their Home, LIVE & All at the Same Time!

sell-real-estate-property-liveHave I got news for you!  This is very exciting, at least for me.  Why?  Because new technology just came on the scene that could change the way we market our real estate properties.  What am I talking about?  Well, let me give you a little image.  Listen carefully and try to paint a picture for yourself.  Believe me, it’s well worth it.  Here we go…

Imagine for one second that you just came across a great property.  You want to sell it to an end buyer for some quick profit.  Here’s how you can do it with this new technology.  Hopefully by now you have a list of buyers that are interested in purchasing a property from you.  If not, then start building one, especially if you are a wholesaler.  So, you have the property tied up.  Here’s what you can do.  Create a page on the internet for that property, hopefully on your blog.  That way, you can build some social proof during the promotion because people will ask questions through the comments.  Great thing about those comments is that it will show other people that there are OTHER PEOPLE  interested in that property as well.  How cool is that?

You might have a picture or 2 of the property on the blog to show them what it looks like.  However, what you want to do is setup a time to show off the property.  For instance, you can say that they will be able to see the property live next Tuesday at 8 pm EST.  In order for them to see the property, they’ll need to signup for this private viewing.  (Now, you are building your list, how cool is that?)

You can also tell them that at the end of this private viewing, they’ll be able to make an offer on the property.  You can also tell them that they’ll be many other people on the call so they need to make sure that they’re there because the property might be off the market on Wednesday.  Here’s where this technology comes in.

The next step is to get yourself a ustream account.  It’s 100% free.  Ustream is a free bradcasting service that allows you to stream live media over the internet.  Basically, you can just sit down in front of your webcam or a camera that’s connected to the internet and do you own show live, in front of an audience.  How cool is that?

But how do you show the property?  Obviosuly, you can drag your computer along with your cable modem to the property you will be showing.  Here’s the breaking news!

11 Ways To Drive Traffic To Your Real Estate Website – Part 2

In today’s post, I want to talk to you about the next 4 strategies that you can utilize in your real estate business to drive more traffic to your real estate website.  These four strategies can be very effective and can bring you a lot of business if you take the proper and massive action.  If you haven’t read the first part of this series, then you need to check it out by going to 11 Ways To Drive Traffic To Your Real Estate Website – Part 1 Otherwise, stay the course and read the next 4 strategies.

Let’s not waste anymore time and get started on the next 4 strategies.

Strategy #4 – Joint Ventures

This strategy is one of the most overlooked and ignored strategies out there.  Why?  Because a lot of real estate investors view it as “my competition will steal my leads.”  Let me explain how this strategy works:

Let’s say that you invest in Chicago surrounding areas.  You have a real estate website where sellers can contact you to use your services.  However, you have found that there is a significant amount of people who contact you that want to sell their homes in other areas in Illinois or even other states.  Since you only invest in Chicago surrounding areas, you have to turn these people away.

What if you contacted other real estate investors who have websites and invest in those other areas?  What if you created a joint venture with them?  What if you told them that you can send them some leads for their areas and for every lead you send them or for every house they buy, you get something in return.  Now, if you get paid for this, make sure you obey any and all laws.

All in all, it’s a very simple strategy and you can make extra profits and get extra leads you would never see otherwise.  Why?  Because your JV partner will do the same for you. Continue reading! »

11 Ways To Drive Traffic To Your Real Estate Website – Part 1

One of the most frequent questions I get from my students and subscribers is about getting more traffic to their real estate website.  I know, I know.  It can be tough.  Especially if you don’t know of some killer traffic generation strategies.  Well, as I sometimes say, “Have no fear because Peter Kolat is here :) ”  The other problem is that Search Engine Optimization (SEO) to get your listings on Google can be a very daunting task for some in real estate. In fact, with Google “slapping” search engine listings whenever they feel like they need to, it can be very hard to maintain first page listings.

Therefore, I wanted give you some quick tips and strategies to drive traffic to your real estate website without relying on Google. The following strategies are in no particular order. What I would recommend is for you to see which 2-3 strategies suit you best and then run with them.

Strategy #1 – Article Marketing

Article marketing has been around for a long time. Yet, it still works to this day. Basically, you write short 300-500 word articles about your subject matter and you post them on different article directories. Two of my favorite directories are ezinearticles.com and goarticles.com. The great thing about using articles is that not only will you get traffic from those directories but you’ll get authority and backlinks to your site.

Strategy #2 – Blog Commenting

A lot of people think that blog commenting is a waste of time. However, when done right, the comments can give you some really good traffic. Why? Because if you comment on related blog posts, you’ll get targeted traffic to your site. Think about it. If you comment on a blog post on a very popular blog that talks about how someone lost their house to foreclosure, you can get people coming back to your site who are looking to save their house from foreclosure. The key is to find relevant blogs and participate with quality comments.

How To Write Killer Real Estate Ads That Will Have Buyers Tripping Over Themselves To Buy Your House

real estate adsOne of my students emailed me one of his real estate ads had on craigslist and several other websites.  He wanted me to give him some feedback because he was not receiving any leads from them.  So, being the nice guy I am :) , I looked at his ads and replied to him with some constructive criticism.  After I send him that email, I thought about it for a second and came to realization that a lot of real estate ads look just like his ads.

Therefore, I decided to make a blog post out of it and share my marketing strategies with you.  What’s in it for me?  Well, I hope that I will get some really good feedback from you in the comments below.

Let’s get going here.   Here are my thoughts on typical real estate ads.  Please remember that this is constrictive criticism.  I want to help you and am not trying to put anyone down in any way.  What does the ad look like?  It looks like a typical ad.  The main line reads something like: “3 bed, 1 bath Anystreet Rd, Anystate 85237″

1.  Your headline needs to knock them off their chair.

I’m not sure what his ad headline was but if it was:  “3 bed, 1 bath Anystreet Rd, Anystate 85237″ then it could be one of the reasons why there was no response.  The headline needs to convert your buyer to open the rest of the message.  It has to catch their eye, It has to stop them in their tracks.  You need to provide a benefit in the headline.  For instance and this is just off the top of my head (if you are targeting investors as buyers): Continue reading! »

How To Get Your Site Discovered by Search Engines & Get Automatic Traffic To Your Real Estate Website

One of the most frequent questions I receive from my subscribers and students is:  “My real estate website does not  get indexed.  It’s not on Google, Yahoo or any other search engine. What do I need to do, who do I have to pay to get my site indexed on Google?”

Well, let me show you how you can do that in 5 minutes flat and guess what, you won’t have to pay anything.  This little trick will allow your real estate website to get index on Google and dozen of other powerful authority websites including Technorati, Yahoo, Syndic8 and Feedburner.

All you have to do is watch this short video, leave your comments in the section below and take action.  I promise it won’t take you long to do this step.  Let me be clear on something though.  This isn’t a cure for all.  There are more strategies that will help your real estate marketing campaign become more successful.  However, this is a good start and it is extremely easy to do.

Oh, if you have a wordpress blog, then you can use a plugin called “Maxblogpress Ping Optimizer” to automate this task.
